Would you choose a brand-new home if the builder offered you thousands of dollars in incentives?

What does this mean for you?

🏡 Buyers: Don't overlook new construction when comparing your options.

🔑 Sellers: Buyers may be comparing your home with builder incentives, so pricing and presentation matter.

💡 My tip: Look beyond the advertised deal. Compare the total monthly payment, property taxes, HOA fees, closing costs, and financing terms. Some promotional rates can change after an introductory period.

The DFW market is changing but it’s not as simple as “buyers’ market” or “sellers’ market.

”Here’s what I’m watching this week: Fewer homes are available. DFW active listings were down about 4.4% from last year. Prices are holding fairly steady.

The median list price is around $425,000. Homes are taking their time. Properties are averaging about 58 days on the market.

Mortgage rates are back near 7%. That’s keeping some buyers on the sidelines but it can also create opportunities for buyers who are prepared and negotiating.

This is a market where strategy matters more than ever. Buyers need to know how to negotiate, and sellers need to price and market their home correctly from day one.

What’s REALLY happening in the DFW real estate market right now?

I hear this question all the time, and honestly, I understand why. There are so many headlines out there that it can be hard to know what is actually happening in our local market.

Here’s what I’m seeing right now…

Recent DFW numbers show active listings are actually down about 6.5% from this time last year, while the median list price is around $439,000 and relatively flat compared with a year ago. Homes are also taking around 54 days to sell.

And then there’s the big factor buyers are still watching closely interest rates. Mortgage rates remain around the mid-6% range, which continues to have an impact on monthly payments and affordability.

So what does this mean if you’re thinking about buying or selling?

🏠 BUYERS:

There can be more room to negotiate than we’ve seen in previous years, but that doesn’t mean every home is a bargain.

The key is knowing where the opportunities are and understanding the numbers before you make an offer.

🏡 SELLERS:

Pricing your home correctly from the beginning is more important than ever.

Buyers are paying attention to condition, location, presentation and, most importantly, whether they feel they are getting good value for their money.

After more than 20 years in real estate, one thing I’ve learned is this:

The headlines don't tell the whole story.

Your situation is different from your neighbor’s, and your home is different from the one down the street.

That’s why I believe real estate advice should be personal not one-size-fits-all.
