What’s REALLY happening in the DFW real estate market right now?

I hear this question all the time, and honestly, I understand why. There are so many headlines out there that it can be hard to know what is actually happening in our local market.

Here’s what I’m seeing right now…

Recent DFW numbers show active listings are actually down about 6.5% from this time last year, while the median list price is around $439,000 and relatively flat compared with a year ago. Homes are also taking around 54 days to sell.

And then there’s the big factor buyers are still watching closely interest rates. Mortgage rates remain around the mid-6% range, which continues to have an impact on monthly payments and affordability.

So what does this mean if you’re thinking about buying or selling?

🏠 BUYERS:

There can be more room to negotiate than we’ve seen in previous years, but that doesn’t mean every home is a bargain.

The key is knowing where the opportunities are and understanding the numbers before you make an offer.

🏡 SELLERS:

Pricing your home correctly from the beginning is more important than ever.

Buyers are paying attention to condition, location, presentation and, most importantly, whether they feel they are getting good value for their money.

After more than 20 years in real estate, one thing I’ve learned is this:

The Dallas​ Fort Worth housing market continues to shift toward a more balanced market, creating opportunities for buyers while sellers need to be more strategic. Inventory has increased compared to the ultra-competitive market of the past few years, giving buyers more choices and greater negotiating power. At the same time, mortgage rates remain in the mid-to-upper 6% range, which continues to impact affordability
Trying to "time the market" is difficult. The better question is:​ "Is it the right time for YOU?"
With today's increased inventory and improved negotiating opportunities, many buyers are finding homes they couldn't have purchased just a year ago.

I believe it is for many buyers! With more homes on the market, you have more choices and stronger negotiating power. While interest rates may change, you can always refinance later, but REMEMBER you can't go back and buy at today's prices if the market heats up again.
