My North Dallas friends—let’s talk about what changed this week and what it means if you’re trying to make a move. ❤️

📈 Mortgage rates finally took a pause. Freddie Mac’s national 30-year fixed average held at 7.40% last week. They didn’t come down, but they didn’t climb again either. Your actual quote will depend on your loan and qualifications.

And builders are feeling the pressure too. Today’s national builder report showed 43% cut prices and 65% offered sales incentives in October. That’s national data, but it’s a reminder to compare your options carefully. 🏗️💰

🔑 BUYERS: Let’s look beyond the sticker price.

A lower-priced resale and a new build with a financing incentive can have very different monthly payments and upfront costs. We need to compare taxes, insurance, HOA fees, lender costs, and how long an advertised rate actually lasts. 🧮

We can also explore asking a resale seller for closing costs or a rate buydown, subject to loan limits and negotiation. Those tools aren’t reserved for builders! 🙌
The goal is a home AND a payment you’re comfortable with today—without depending on a future refinance. ❤️
