Here's exactly what happens on my end:

I pull the actual data — not Zillow's estimate. I check the price history, days on market, and what's sold in that neighborhood. I look at the school zone, the subdivision, the builder if it's new construction. Then I tell you the truth — whether it's "run" or "let's go see it tomorrow."

That's the job. And I love it.
