US hotspots for new apartment construction in 2026
There’s been a notable surge in apartment construction permits across the country, especially in the nation’s largest metro areas. The top 10 cities just issued 150,614 permits—a 25% increase from last year. New York and Los Angeles are leading the way, while several Sun Belt cities are seeing a mix of ups and downs in permit numbers. As someone who guides buyers, renters, and investors through the Dallas-Fort Worth market, I keep a close eye on these national trends. It’s all part of making sure my clients at Come Get The Keys are informed about where new opportunities might be emerging, both here in DFW and beyond.

Buyers Enjoy Affordable Prices on New Homes Nationwide
If you’ve been weighing your options between new construction and existing homes, here’s something to consider: new homes in the U.S. are now priced at $205 per square foot, while existing homes average $212 per square foot. In fast-growing Sun Belt regions—like right here in DFW—an abundance of new builds has brought more choices, price incentives, and even discounts for buyers. Meanwhile, resale home prices remain elevated due to tight inventory. As someone passionate about helping first-time buyers, investors, and renters find their perfect fit in the Dallas-Fort Worth area, I always keep an eye on these trends. It’s all about making sure you have the information you need to unlock the right door for your future.

Should you renovate a new home before moving in — or live in it first? The answer is complicated.
One question I often hear from my buyers—especially those settling into a new home here in DFW—is whether to renovate before moving in, or to wait until after you’ve lived in the space. The truth? There’s no one-size-fits-all answer. Tackling projects like painting and new flooring before you unpack makes life easier and saves you from living among boxes and dust. On the other hand, some folks find it helpful to settle in first, so they can see what truly needs to change. If you choose to renovate while living there, just know it can be disruptive. Staging updates can help manage your budget and refine your design as you get a real feel for your new home. As someone who guides clients through these decisions every day at 'Come Get The Keys,' I’ve seen both approaches work—it's all about what fits your lifestyle and vision.

Texas Homes Need Resilience by Design
In Texas, our homes are being shaped by resilience—right from the drawing board. As someone who helps families and investors secure their place in the Dallas-Fort Worth area, I’m seeing more buyers ask about how homes handle our changing climate and unpredictable weather. Recently, a San Antonio architect shared how clients now prioritize durability and flexibility in their homes, especially as climate impacts are hitting closer to home. In West Texas’s Davis Mountains, for example, a newly built home used non-combustible materials and smart landscaping to fit a dry, remote setting where fire protection is limited. The focus is on simple, sturdy systems and spaces that can adapt for aging parents or grown kids moving back—features that make a house work for you both now and in the future. I love seeing this shift toward thoughtful design, and I’m excited to help clients find homes that feel comfortable, welcoming, and ready for whatever comes next.

Texas New Homes Are Selling Faster
Here in Texas, the pace of new home sales continues to move in an encouraging direction for buyers and sellers alike. Mid-Q3 saw 5,700 new homes sold statewide—a slight dip of about 7% month-over-month and 3% year-over-year. Even so, properties are moving more quickly: the average Days on Market dropped from 112 to 109 compared to earlier in the quarter, marking the fourth month in a row of improved selling times. While homes are still lingering a bit longer than they did last year, the average new home price remains steady near $424,000, and sellers are securing about 98% of their list price. This trend fits the typical seasonal slow-down, with fewer sales and more emphasis on managing pricing and inventory. Active listings reached 37,000 in Mid-Q3, up both from earlier in the year and last year, which means more options for buyers throughout Texas. As someone who guides first-time buyers, investors, and renters across DFW, I see how these statewide numbers shape our local neighborhoods and open up new opportunities. Come Get The Keys to your next chapter in Texas real estate.

2026 Single-Family Rental Index
The numbers are in for 2026’s single-family rental market: rents climbed between 1.1% and 1.8% year-over-year. High-priced rentals led the way, outpacing those at the lower end. The Midwest—Chicago in particular—stood out with the strongest growth, while several Sun Belt markets saw rent increases slow or even slip into the negative. As someone focused on guiding renters, investors, and first-time buyers throughout the Dallas-Fort Worth area, I keep a close eye on trends like these to help you make informed moves in our ever-changing market. If you’re navigating your options in DFW, understanding where rents are rising and where they’re cooling is key.

Texas Housing Supply, Looking Ahead
As someone who guides clients through the DFW real estate landscape every day, I’m always watching the bigger picture for Texas housing. Between 2020 and 2025, our state saw housing units jump by about 11%—from roughly 11.6 million to 12.8 million. That’s the largest numeric increase in the country, adding around 1.26 million new homes in just five years. Texas outpaced the national growth rate by nearly double, ranking third overall for percentage growth—a clear sign of just how much we’re developing. This surge is directly tied to the influx of new residents and, as I see with buyers and investors alike, it drives important questions about infrastructure, affordability, and services in booming communities like ours. For anyone navigating these changes—whether you’re buying your first home or adding to your portfolio—understanding these trends is key. That’s why I’m passionate about helping my clients "Come Get The Keys" to opportunities that match their goals in a fast-evolving market.
