The data shows that the Baby Boomer generation has been the bulk participants in the housing market. "According to the 2026 Home Buyers and Sellers Generational Trends Report, buyers aged 61 to 79 remain the largest generational force in home buying, accounting for 42% of buyers (unchanged from last year) and an impressive 55% of sellers."

They are two main motives for their activities.
1. To be closer to family and friends.
2. To downsize.

California's July stats so far! From CAR, an average of 502 closed sales per day, 497 pending sales per day, 650 new listings per day, and -6.1% of realtors closing a sale compared to last year (Central Valley).

As your transaction approaches the closing date, there will be an appraiser involved to assess the property and its conditions.

The spring and summer seasons are when the housing marketing ticks up with activity. It could be the weather, schools are out, or many other reasons.
The month of May, from 2022-2025, had been consistent in median listing prices, but this year in May, the median price made a subtle dip.
What does this mean?
