If your answer is maybe or no, then it's time to spruce it up!

The first impression is the very front of the house.

Don't make these mistakes.
🏠 Leaving clutter around such as neglect potted plants, tools, or the hose.
🏠 Thriving grass that may appear healthy and green, but also overgrown.
🏠 Forgetting to add a new coat of paint or fix the the areas with paint chipping.
🏠 Remember your fence too. If it's rusted, clean it up. If it's damaged, fix it.

Imagine this, you are a home buyer and are looking for a lender to obtain your pre-approval.
One question you should ask all the lenders you meet is “are mortgage points or discount points an option?”

A mortgage point or discount point is when you pay an upfront amount in exchange for a lower interest rate. This ultimately will reduce your monthly mortgage payment.
One consideration you should think about is the length of time you’ll own the prospective property. If you plan to sell after a few years, then buying mortgage points may not be an option to consider.

If your answer is yes, you may be a target for title fraud. 🛑🏡

“Title fraud, or deed theft, is when someone illegally transfers the title or deed of your property without your knowledge, often using forged documents or fake IDs”, according to the National Association of Realtors.

Title fraud can be harder to detect, but there are some steps you can do to become more aware.

It feels like the summer is approaching quite fast. As the temperature rises, so do critter activities such as mosquitos, wasps, and flies flying around, and ants trailing indoors for a sugary snack. 🐜
The best practice is to implement some barriers or pest control to reduce or prevent activities.

» Seal entry points, tiny gaps, and cracks. Focus first on windows and doors by replacing any deteriorating strips or door sweeps. Then move on to filling in cracks.

» Next, manage your water. Prevent a water source for insects and bugs to re-hydrate or use as a space for eggs. Repair leaks both indoors and outdoors.

» Maintain your outdoor spaces by removing debris, fallen leaves, and overgrown grass. The landscape would be a lesser than ideal place for pests to reside.
