I truly hate this for my sellers! If you are a buyer who has been sitting on the side lines, now may be the perfect time to jump. I've seen my recent buyers be able to negotiate closing costs, price, repairs and get the sellers to throw in a home warranty on top of all that.

After years of bidding wars, Nashville now has more than two sellers for every buyer. Redfin says homes are sitting longer, listings are rising and buyers have room to negotiate on price, closing costs and repairs.
