Mounted light fixtures, attached shelving, window treatments, appliances, outdoor equipment and smart-home devices can create confusion when buyers and sellers make different assumptions.
The practical approach is simple:
Ask about important items early
Identify anything the seller plans to remove or replace
Put the agreement in the contract or other appropriate written documentation
Confirm questions with your real-estate professional and, when appropriate, a qualified attorney
Clear expectations protect both sides. A photo or casual conversation is not a substitute for properly documenting the agreement.
