For my real estate friends (and any other real estate law buffs). My latest blog post -- The Massachusetts Lis Pendens: The Definitive Guide For Lawyers and Clients. I know, I know, an extremely sexy topic.

Lis Pendens, translated from Latin as “a suit pending,” is a notice of a lawsuit recorded at the registry of deeds against the title to property. It's similar to a lien, and can make the difference between winning and losing a real estate case. I use the lis pendens procedure in most of my real estate litigation cases like purchase and sale contract disputes, boundary line cases, and "quiet title" cases. Getting a lis pendens essentially puts a "hold" on a property, preventing the owner from selling, transferring or refinancing while the case slowly moves forward, creating the leverage needed to secure a favorable resolution.

Justice is served! We are pleased to report that due to our efforts and the bravery of our clients, criminal mastermind Allen Seymour was sentenced to 3-5 years in state prison. Seymour was the ringleader of a brazen and widespread real estate forgery scam which targeted elderly and innocent homeowners in the Greater Boston area. We represent three of those victims who cooperated with the Attorney General's investigation and have filed civil lawsuits to get title back to their homes. We are expecting that Seymour will receive another substantial prison sentence later in the year.
