It's Friday in DFW, which means there's a pretty good chance somebody is already making plans for the State Fair. 🤠

And honestly, I get it.

There's the food.

The rides.

The live music.

Big Tex.

The people watching.

And the annual tradition of convincing yourself that you're only going for a couple of hours before spending the entire day at Fair Park. 😂

The State Fair is one of those DFW traditions that just feels like fall around here.

There's just something about this month in DFW.

Football.
Fall festivals.
The State Fair.
Cooler evenings.
Longer walks.
Halloween around the corner.

And hopefully, fewer days where walking from the front door to the car feels like a heat endurance challenge. 😂

October is one of those months that makes you want to get out and enjoy where you live.

You walk into a house and immediately think:

And that's okay.

You should like the house you're considering buying.

But before you let the pretty kitchen, gorgeous bathroom, or perfectly staged living room make the decision for you, take a step back.

Does the floor plan work for your everyday life?

Is the location convenient?

Does the amount of space make sense?

Are you comfortable with the maintenance?

Does the monthly cost fit your budget?

And maybe most importantly:

One of the hardest questions to answer honestly is:

“How’s the DFW real estate market?”

Because there isn't really one DFW market.

What’s happening in Tarrant County can look different from Dallas, Denton, Collin, or Ellis County. And even within the same county, price range, property type, neighborhood, and condition can change the picture.

For example, MetroTex's August numbers showed Tarrant County with 3.4 months of inventory, while Denton and Collin counties were both at 4.4 months. Median prices also varied significantly from county to county.

That's why I don't love broad statements like “it's a buyer's market” or “it's a seller's market” without more context.

If you're buying or selling, the more useful question is:

What's happening with homes like mine, in the area I'm actually looking at?

That's where the local details start to matter.

One of the things that makes DFW such a fun place to live is how different every part of the metro can feel.

You can spend one weekend exploring Dallas, the next checking out Fort Worth, and the next discovering a neighborhood or little local spot you've somehow never been to before.

And right now, fall gives you even more excuses to get out and explore.

The State Fair is happening. 🍂🤠
Fall festivals are getting started.
Football is back.
Patios are becoming enjoyable again.
And there's always another restaurant, coffee shop, park, or event to put on the list.

That's a pretty good problem to have.
