Monday city crush: the part of Fort Worth where your errands and your evening walk can happen on the same trip.

Clearfork, on the Westside along the Clear Fork of the Trinity. Shops and patios on one side, the Trinity Trails on the other. Grab dinner, then walk it off by the river before the sun drops. That's a Monday I can get behind.

This is what I love about Fort Worth. Even the polished pockets still make room for the river and the people out enjoying it.

Where's your go-to Clearfork stop, or who's walking the trail with me this week?

Fort Worth, mortgage rates finally hit the brakes this week.

Market Monday: Freddie Mac's 30-year fixed averaged 7.40% as of Oct 15, unchanged from the week before. That's the first pause after two straight weekly climbs. The 15-year ticked down to 6.71%. A year ago the 30-year was 6.27%.

What that looks like in real life: on a $350K home (the Tarrant County median) with 10% down, principal and interest runs about $2,181 a month. That's roughly $237 a month more than the same house at last year's rate.

The local market (latest MetroTex / NTREIS numbers, September):
• DFW median: $385K, down 1% year over year
• 62 days on market
• 4.3 months of inventory
• Tarrant median: $350K with 3.5 months supply

What it means this week: a flat week is a planning week. Buyers, get your pre-approval refreshed at today's rate and use that inventory to ask for seller credits. Sellers, buyers are shopping the payment, not just the price, so offering a rate buydown can beat a price cut.

Follow Kings Real Estate Group for the Fort Worth read every Monday, not the national noise.

Are you waiting on rates, or waiting on the right house?

Sunday soft gratitude goes to a stretch of Fort Worth a lot of folks drive past without ever parking.

City crush: Gateway Park on the east side of the Trinity (751 Beach Street). Trails under a green canopy. Room to walk, reset, and actually hear yourself think. East Fort Worth showing off without needing a skyline selfie to prove it.

I love this city for the headline spots. I love it more for places like this — the ones that make a Sunday feel like a Sunday.

What's your favorite East Fort Worth park, or who's walking Gateway with me next weekend?

Fort Worth's Cultural District on a Sunday evening, when the Kimbell lights up and the whole city seems to exhale.

That's the part of the week I protect. Monday through Saturday is showings, inspections, and contracts. Sunday is for the family at home, and for every family who has trusted Kings Real Estate Group to walk with them.

We call that The Lion's Pride. Closing is the start, not the finish. Clients for life.

What's one thing you're grateful for this Sunday?

Free live music under the stars, two nights in a row, in downtown Arlington. Yes, free.

Friday city crush: Levitt Pavilion Arlington in Founders Plaza (100 W. Abram St., right across from City Hall). This is the last free concert weekend of the 2026 season, so here's your first-weekend game plan:

1. Tonight: Los Texmaniacs with Conjunto Baraja de Oro. Music starts at 7:10.
2. Saturday: In Halen, the Van Halen tribute, with CB&J opening. Air guitar strongly encouraged.
3. Both nights: bring a lawn chair or a blanket, park free downtown, and grab dinner from the food trucks.

Arlington gets known for the stadiums. What I love is that the downtown lawn feels like the whole neighborhood showed up to hang out together. That's the kind of community people move for.

Who's going this weekend, Friday crew or Saturday crew?

Fort Worth Friday — and downtown is getting dressed up for Día de los Mu***os.

Saturday, Sundance Square Plaza hosts the 5th annual Catrina Fest, noon to 11 PM, and it's free. Ballet Folklórico de Fort Worth kicks things off at noon, Mariachi Damas de Tejas plays at 1, the Mini Catrina Contest (12 and under) is at 2, and the main Catrina Contest hits at 5. Fusion Latina takes the stage at 7:30. Add artisan vendors and food trucks serving tacos, empanadas, arepas, and churros, and your Saturday is handled. 💀🌼

Sunday, keep it going at the Fort Worth Botanic Garden: ¡Celebramos! Fiesta de Cultura Viva runs 10 to 4 with mariachi, folklórico, short children's operas from Fort Worth Opera, and a quinceañera runway show (included with garden admission). The Mariposa Market is set up in Carter's Grove from 10 to 3.

Over in the Cultural District, Sunday is also the last day to see Celia Álvarez Muñoz's "El Límite" at the Amon Carter.

Fair warning: the Catrina Contest makeup is about to make your Halloween costume look like a rough draft.

So are you watching the Catrina Contest, or entering it?

Grapevine's best-kept secret is a farm. In the middle of town.

Thursday hidden gem: Historic Nash Farm at 626 Ball Street. Thomas Jefferson Nash bought this land back in 1859, and today 5.2 acres of it are still standing a few minutes from Historic Main Street. You've got the original farmhouse from around 1869, the old barn, heritage-breed sheep, turkeys and chickens, and a front porch that makes you want to slow all the way down.

Everybody knows Grapevine for Main Street and the lake. What gets me is that a place this busy kept a real piece of its prairie roots right in the neighborhood. That's the kind of town you can put down roots in too.

So tell me: have you been to Nash Farm yet, and what's your favorite under-the-radar Grapevine spot?

Buying in DFW from out of state? This is what it should feel like.

Testimonial Thursday.

lance taylor left this 5-star Google review after finding their home with Dylan:

"Dylan went above and beyond helping us find our home. We live out of state and had limited time while searching. He sent me listings throughout the weeks to showcase what homes fit my needs. Then he traveled all over the area with me showing the houses I wanted to see… You are in great hands with a hard working man who only wants to find the perfect house for you."

Limited time, long distance, big decision. Our job is to make every trip count and keep the right homes in front of you between visits. That's The Lion's Pride: clients for life, not just for closing day.

My Fort Worth isn't on a brochure.

Wednesday city crush: Panther Island. This is the riverside pocket just north of downtown where the Trinity wraps around and the skyline sits right on the water. Panther Island Pavilion at 395 Purcey Street is the outdoor venue with the only waterfront stage in Texas, Panther Island Beach, and a front-row seat to downtown when the lights come up. Concerts, festivals, paddle days on the river, Trinity Trails rolling past — this is Cowtown with a soundtrack.

When I moved here without knowing anyone, places like this taught me Fort Worth isn't just a skyline. It's where you go when you want the city and the river in the same breath.

So tell me: have you caught a show at Panther Island Pavilion, and who's coming with you next time?
