SHORT ANSWER? YES. BUT ONLY FOR THE RIGHT BUYER. 📍

The Fed's September rate hike made existing flex space near Alliance more valuable. It also made it harder to buy with borrowed money. Here's why both are true.

The supply picture in North Fort Worth:
🏢 2.3% direct vacancy in North Fort Worth flex and R&D
📊 5.9% flex vacancy across DFW
🚫 Zero square feet of new flex under construction
🏗 9.1M+ SF of warehouse space underway, mostly build-to-suit
💲 $15.54/SF NNN asking rent, above the DFW average
(Transwestern, Q2 2026)

All that warehouse construction isn't competing with flex. The suppliers and service companies that follow big-box users need 5,000 to 25,000 square feet, not a million. Higher construction costs make new flex harder to build, which protects what's already standing.

Now the catch....
Commercial borrowing costs jumped in late September and early October. Leverage won't carry the return anymore. The deal has to work on income. 💡

So who's the right buyer????
Someone with patience, real equity, and a basis below what it would cost to build today.

📍 Tarrant: $345,000 median, flat vs last year
⏳ 85 days list to close (+2 days)
📍 Wise: $323,410 median, down 5.2%
⏳ 122 days list to close (+5 days)
📍 Denton: $420,000 median, down 3.9%
⏳ 101 days list to close (+6 days)

What actually matters: supply isn’t surging. Months of inventory held at 3.6 in Tarrant and 4.5 in Denton, the same as a year ago. Buyers are just patient, and they’ll wait out a home priced on last year’s number. 🏡

The better question isn’t whether now is a good time to sell. It’s whether your price matches what buyers are paying today. 👇

WE NEED TO TALK ABOUT THE "BUYER'S MARKET" HEADLINES. 👀

You've probably heard Texas just flipped to a buyer's market. Statewide, there's 5.5 months of inventory and sellers are cutting prices.

That's Texas. It's not what we're seeing in Tarrant and Denton counties.

Here's what the latest local numbers show:
🏦 7.28% average 30-year rate, highest since 2023 (Freddie Mac)
📦 Tarrant: 3.6 months of inventory, down from 3.9
📉 Tarrant active listings down 7.4%
🏡 Tarrant closed sales down 8.2%
💲 Tarrant median $340K, down 2.9%
📍 Denton: 4.5 months of inventory, median $440K, up 1.2%

Fewer people are selling AND fewer people are buying. Both sides are pulling back at the same time.

Buyers, you've got more time to negotiate than you've had in years. Just don't expect a fire sale. Sellers, there's no flood of competition, but the buyer pool is smaller at 7%. Price it right from day one.

If I'm being honest, this won't spike prices in Keller or Haslet. Five hundred jobs over 13 years is a slow build, not a wave. Don't time a sale around it.

What it does do is add another long-term, well-paying employer to the corridor. That keeps buyer demand steady for years. For investors, the bigger story is the supplier and flex space a program this size pulls in.
