The selling landscape is changing, and the numbers are telling us why.

According to the latest Redfin data, 53.3% of Dallas-area home sales included a seller concession in August, up 6.5 percentage points from a year earlier. Nationwide, seller concessions were included in 44.7% of home sales, the highest August share since at least 2020.

And here's another number worth watching: 15.8% of homes sold in August had both a price reduction AND a seller concession. Redfin reports that as the highest August share in its records.

So, what does this mean for sellers?

Not that every home needs to offer a concession.

It means strategy matters.

Pricing, presentation, positioning, and knowing when (and how) to negotiate can make a meaningful difference in today's market.
