This beautiful Rowlett waterfront home was originally listed at $939,000, and my buyer closed at $830,000. 🙌🏽

That’s $109,000 off the asking price.

Finding the right home is only part of what I do for my buyers. Knowing the market, recognizing an opportunity, negotiating strategically, and protecting my client’s interests all the way to the closing table is where having the right agent really matters.

And yes, even on a home like this, there was room to negotiate. 😉

🏡 JUST SOLD! Under contract in only 3 days!

my sellers were preparing to move out of state, so timing was extremely important, especially with the new school year approaching.

They also understood that we they were selling in a buyers market and that getting the home sold quickly would require the right pricing, preparation and negotiation strategy.

By contributing toward the buyers closing cost, we were able to put together a deal that worked for everybody. My sellers closed on time, completed their new move and started their next chapter before school begin 🎉

The buyers were $2k short on the funds they needed to close, and the buyer’s agent called me because they didn’t have a solution.

As the listing agent, I knew that if the buyers couldn’t close, my seller would be affected too. So I contacted the lender and asked if we could restructure the deal by increasing the sales price and having the seller contribute that amount toward the buyers’ closing costs.

The lender approved it, my seller’s proceeds stayed the same, and the transaction made it to the closing table.

This is why choosing an experienced listing agent matters. Selling a home is not just about marketing and receiving an offer. Your agent also needs to know how to problem-solve, communicate with the lender, negotiate terms, and keep the transaction moving when unexpected issues come up.

Choosing a Realtor is about so much more than finding homes or putting a sign in the yard.

The best agents stay calm under pressure, negotiate professionally, communicate consistently, and keep your goals at the center of every decision.

I’ve seen transactions that almost fell apart simply because emotions took over the negotiation.

Buying or selling a home can already be stressful. Your Realtor should be the person bringing solutions, not adding to the stress.

If you’re interviewing agents, ask them how they handle difficult negotiations, inspection issues, and unexpected challenges. Their answer will tell you a lot about the experience you’ll have.
