Does the name on your photo ID match the name on your closing documents?

It may seem like a small detail, but a mismatch can create extra questions or delays at the closing table.

This can happen after:

▪️ Marriage or divorce
▪️ A legal name change
▪️ Using a nickname instead of a legal name
▪️ A middle name or initial being listed differently

Before closing, take a moment to check your current government-issued photo ID. If something does not match, let the title company know ahead of time so they can explain what documentation may be needed.

The property address may tell you where a home is located, but Exhibit A tells you exactly which piece of land is involved in the transaction.

Exhibit A contains the property’s legal description. Depending on the property, it may reference:

🏡 The lot and block
📖 A recorded plat book and page
📍 The county and state
📐 Detailed boundary measurements

This description is more precise than a standard street address and is used to legally identify the property being insured.

It is typically located at the end of the title commitment and is referenced in Schedule A.
