📊 SEPTEMBER MARKET WATCH — SOUTHWEST FLORIDA REAL ESTATE
I've been tracking our Southwest Florida real estate market every day, and September gave us some interesting signals.
🏠 Active Inventory: 8,264 → 8,005
🆕 New Listings: UP 15.5% from August
🤝 Pending Sales: Essentially FLAT
✂️ Price Reductions: UP 4.6%
🔑 Closed Sales: DOWN 5.8%
Here's what really caught my attention...
Even with more homes coming onto the market in September, overall inventory continued to decline.
In fact, since August 1, the inventory I've been tracking has dropped from 8,747 to 8,005 — about an 8.5% decline in just two months.
📌 KEVIN'S MARKET INSIGHT
The market continues to show signs of moving toward better balance — but buyers are still very price-conscious.
Pending activity held steady while price reductions increased. Buyers are out there, but they're being selective and aren't afraid to pass on an overpriced home.
🏡 BUYERS: There are still negotiating opportunities, but declining inventory means you're beginning to have fewer choices.
💰 SELLERS: Less inventory means less competition, but the increase in price reductions sends a clear message — price it right from the beginning.
My September takeaway:
📉 Inventory is falling.
🏡 Buyers are active.
💲 Price still matters.
Wondering what these numbers mean for your neighborhood or your home's value? Send me a message. I'm always happy to take a closer look.
I track our market every day...so you don't have to.
