Florida Listings Below Purchase Price
Florida’s real estate market is seeing a notable adjustment: over 1 in 10 active listings are now priced below what sellers originally paid. In some parts of our state, almost half the homes on the market have already experienced price reductions, and seller concessions are increasingly common. This shift comes after a period of rapid price appreciation, followed by a cooling in demand, higher borrowing costs, and expanded inventory—factors that have prompted many sellers to reassess their expectations. Some homeowners who purchased near the peak are now accepting smaller returns—whether to expedite a move, manage carrying costs, or realign with their lifestyle goals. In my experience serving Fort Lauderdale and Broward County for more than 25 years, I’ve seen how understanding these market cycles, and having a strategy in place, can make all the difference. As this market continues to evolve, sellers are demonstrating a new flexibility, watching conditions closely and making informed choices about their next steps.
