Remember those buyers who went under contract and never made their escrow deposit? The excuses, the delays, the RUNAROUND 🫠

Well, good thing we had another buyer waiting in the wings.

This is why you NEVER want to put all your eggs in one basket. Keeping backup offers and interested buyers in the pipeline can make ALL the difference when a deal falls apart.

And the best part? Despite all the drama, we closed on the EXACT date our sellers needed, and they couldn’t have been happier 🙌

Getting under contract is one thing. Getting to the closing table is what matters.

60+ TOURS. ONE MEGA OPEN HOUSE. AND A GELATO CART🍦🏡

The backyard was the STAR of this house, so we made sure buyers didn’t just walk through it. We gave them a reason to STAY.

Weeks of social media teasers and listing videos built anticipation before buyers could even step inside.

Then came the MEGA OPEN HOUSE, complete with a gelato cart in the backyard.

The goal? Get buyers to linger a little longer, enjoy some gelato by the pool and envision themselves entertaining in their new home.

And with 60+ tours in ONE afternoon, buyers weren’t just experiencing the lifestyle. They were seeing firsthand how much interest there was in the house 👀

Creating an experience AND buyer urgency. THAT’S the strategy.
