This is nothing new! They will continue to kick the can down the road. Once this rolls out prices are going up. So if you’ve been on the sideline this winter may be your best bet( also these concessions out here are insane)

1. Lower Monthly Payments → More Buying Power
A 50-year mortgage spreads repayment over a longer time, so monthly payments drop.
• That means buyers can “afford” a more expensive house even if their income doesn’t rise.
• For example, if payments fall 20–25%, many buyers will bid higher for the same homes.

2. Increased Demand → Price Inflation
When more people qualify for higher loan amounts, demand for homes rises.
• More buyers competing for limited listings naturally drives prices up.
• Especially in markets with tight supply, even a small bump in buying power can lead to big price increases.

3. Investors Benefit → Speculative Pressure
Longer mortgage terms make it easier for investors to finance rental properties with lower carrying costs.
• That can draw in more investors and reduce inventory for regular buyers.
• The result: higher overall prices and rent inflation.

4. Delayed Equity Building → “Perma-Leverage” Effect
Because principal paydown is slower, owners stay highly leveraged for longer.
• This encourages price appreciation dependence rather than genuine equity growth.
• It can inflate bubbles and make markets more sensitive to rate changes later.

5. Short-Term Relief, Long-Term Inflation
While a 50-year mortgage might ease affordability pressure at first, the broader market reaction — rising prices — usually cancels out the benefit within a few years.

📣 PSA TO ALL HOME BUYERS:

📅 On August 17th a Realtor CAN NOT ❌ show you a home unless you have signed an agreement with them. 📝

📅 Starting August 17th a Realtor will not be able to tour a home without you first signing that agreement. This will be non negotiable for any real estate agent with a Realtor designation (one who agrees in advance to abide by the Code of Ethics).

📝 The form between buyer and Realtor is a Buyers Representation Agreement. That agreement is basically your contract between you and that REALTOR saying you will be hiring them to purchase a home and agree to the roles, duties and responsibilities owed to you by your agent and your duties to your agent.

🗣️ 👨‍💼 Interviewing and coming to an agreement with the agent of your choice is an important decision and not one that should be forced upon you. Interview, and choose wisely. The good news is that together, we get to decide when our agreement expires. 👏🏼

🦖🕘 These agreements have been around for a long time. Agreements are and always have been negotiated, just like compensation.

📌 Remember, interview your REALTOR, get referrals from your friends, and make your decision.
