It comes from the distance between what your listing promised and what your buyer experienced at the front door. Photography that flatters too much. Staging that covers instead of presents. A description that overclaims.
A buyer who fell for the actual house stays committed when small things surface. A disappointed one goes looking for the exit.

The price spread runs from about $650K in Broadstone to $1.45M in Folsom Ranch. But the number that actually changes your payment is Mello-Roos - Folsom Ranch runs $5K-$10K a year, American River Canyon generally has none.

It’s almost never the house. It’s the price - and more specifically, a price built off comps instead of buyers.
Comps tell you what buyers paid last month. They don’t tell you what buyers are thinking today.
So before I price a home, 1 make calls. I ask the agents actively working buyers in your range what they’re hearing this week - what their buyers toured and passed on, and why.
That intelligence doesn’t live in any report. It only lives in conversations.
Comps are where pricing starts. Buyer intelligence is what makes it accurate.
