Not every home improvement returns the same value. Zondaโs 2025 Cost vs. Value Report found that the strongest national returns came from garage door replacement, a new steel entry door, manufactured stone veneer, fiber cement siding, and a minor kitchen remodel.
The estimated cost recovered at resale ranged from 112.9% for a minor kitchen remodel to 267.7% for a garage door replacement.
Why did exterior projects dominate? They improve curb appeal, are easy for buyers to notice, and usually cost less than major interior renovations. A minor kitchen remodel also performs well because it improves an important room without the expense and personal choices involved in a complete redesign.
The Pacific region reported particularly strong returns for garage doors, stone veneer, and steel entry doors. However, no percentage is guaranteed. Results depend on the home, neighborhood, project cost, materials, workmanship, and timing.
Before choosing a project, stand across the street and study your home. Look for the one exterior feature that appears most dated, damaged, or inconsistent with nearby homes. Improving that weak spot may be more valuable than simply choosing the most expensive renovation.
