Fall is a natural time to take a closer look at the parts of your home that will work harder as temperatures change. A quick seasonal review can help you notice small concerns before winter arrives.

Start outside with the gutters, drainage, roofline, and exterior surfaces. Inside, check the heating system, windows, doors, and visible areas around plumbing fixtures for anything that looks different from the last time you checked.

The goal is not to diagnose every issue yourself. It is simply to become familiar with your home and recognize when something may deserve professional attention.

Wondering whether to wait until spring to buy? Fall and winter may be worth a closer look in Greater Sacramento.

Mortgage rates are in the mid 7s, but buyer competition often thins after October. In the recent closings cited for this market, 87% favored buyers. That can create more room to negotiate, especially when a seller listing now is serious about making a move.

For first time buyers, move up households and investors, the quieter months may offer more time to compare homes and consider terms without as much competition. That can be true in Folsom and nearby communities, though each neighborhood and property is different. A spring purchase is not automatically the better choice. The right timing depends on your budget, financing and plans.

Getting a home ready to sell does not automatically mean starting a major renovation. Sometimes the most effective preparation begins with making the property feel clean, maintained, and ready for its next owner.

Walk through each room and look for worn paint, loose hardware, damaged trim, outdated light bulbs, clutter, and other small distractions. Outside, tidy landscaping and a clean entrance can help create a stronger arrival.

Once the basics are addressed, consider whether larger improvements actually make sense for your property and current market. Not every project needs to be completed before a home is listed.

The FAIR Plan rate increase took effect October 15, but a renewal does not automatically mean you have to stay with the FAIR Plan.

California approved a 29.1% statewide average rate change for FAIR Plan Dwelling Fire policies. Individual policy changes can differ. Homeowners in wildfire exposed areas such as Folsom, El Dorado Hills, Auburn and Placerville may want to ask a licensed insurance professional whether a standard carrier will quote their address under California’s Sustainable Insurance Strategy. Availability depends on the property and the carrier, so there is no guarantee a home can move off the FAIR Plan.

For your specific property, talk with a licensed insurance professional before making coverage decisions.
