The DFW Real Estate Market: Week of September 2, 2026
Dallas-Fort Worth continues to lead nationally, but adaptation is now the game.
While much of the country navigates economic headwinds, DFW ranked as the #1 market to watch for the second consecutive year across both commercial and homebuilding prospects, credited to its diverse economy, relatively affordable cost of living, and easy access to capital. But here’s what’s shifting: 
Commercial: Selectivity Over Growth
The market is no longer being defined simply by growth—it’s increasingly shaped by adaptation. Industrial developers are recalibrating toward build-to-suit and automation-ready facilities, office landlords are evolving toward highly amenitized, move-in-ready spaces, and multifamily is working through historic supply levels as demand gradually catches up. 
The playbook is clear: users are becoming more selective, and owners who adapt fastest are outperforming. 
Class A office: Expect positive effective rent growth for Dallas-Fort Worth. Class B & C: Negative pressure. By summer 2026, Class C space averages near $25/sf, Class B almost $29/sf. 
Residential: The Reset Market
Elevated interest rates have fundamentally reset the math for both sectors, demanding disciplined underwriting and realistic expectations. Transaction volumes have compressed, but a sounder market is emerging. 
Current mortgage environment: 30-year fixed rates in September 2026 range from 6.0% to 6.4%. The guardrail for 2026: quality, location, and sustainability features are increasingly core drivers for buyer decisions. 
The Tailwind: Migration & Corporate Momentum
Dallas attracted 100 corporate headquarters relocations between 2018 and 2024, with financial services further accelerating. Generation Z is migrating to Texas—CBRE noted Dallas ranked 8th in tech talent, with Gen Z projected to account for one-third of the workforce by 2030.  
Bottom line: DFW’s diversified economy and population growth remain structural advantages. Success now goes to operators who stay nimble.
