Hot take: off-market isn’t the power move some agents make it out to be.
Yes, it sounds sleek. No showings, no prep, fast close. But think about that for a second. What you gain in convenience you almost always give up in price.
Less exposure means fewer buyers. Fewer buyers means less competition. And less competition almost always means less money. That’s just how it works.
Have we done it? Sure. We’ve had clients who fully understood the downside and still chose to sell off-market, and we made it happen, quickly, just as they asked. But they went in with eyes wide open.
The job of a listing agent is to build a strategy that gets your home in front of the right buyers and creates demand. That’s what drives strong offers. If the entire pitch is selling quietly through a network, you have to ask: who does that actually benefit?
Easy and maximum return rarely come in the same package. Make sure you know which one you’re signing up for.
