Florida Realtors’ Board of Directors approved the association’s support of Amendment 3, a November ballot 🗳️ If approved by at least 60% of voters, Amendment 3 would increase the homestead property tax exemption, lower the annual assessment cap on non-homestead properties and make other changes to Florida’s property tax system.

Palm Coast Community Development Director John Zobler resigns by email Monday morning, citing personal reasons. It lands two working days after Raydient's withdrawal. Zobler was the city's liaison to Raydient on the Master Planned Development. He was also carrying the Town Center land purchase, the animal control consolidation with the county, the economic vitality of the Promenade (whose opening has slipped), the fallout from the Flagler Home Builders Association's impact fee win against the city, and the city's Amendment 3 exposure analysis. Deputy Director Phong Nguyen is expected to serve as interim. Practical read: permitting, development review, and code enforcement leadership is now in flux at a moment when several of those files directly touch new construction timelines and impact fee exposure. Council member Theresa Pontieri called it "a huge loss to the city at a crucial time." This follows the reorganization earlier this month that ended six positions in the same department ⚒️

Meanwhile at the city today's Council workshop meets this morning to discuss FY 2027 where council previously capped the FY2027 rate at 4.2296 mills — 2.20% over rolled-back. Stay tuned for that!

The City of Palm Coast meets Aug. 25 to take up the tabled Future Land Use Map amendment for the westward expansion — the 22,000-unit Raydient plan west of U.S. 1.

The Aug. 19 TDC meeting, dealt with revenue from the county’s 5% tax on short-term stays, the tourist development tax. Per Amy Raider, speaking for the Flagler County Tax Collector’s Office, the board collections remain steady and are up about 3.34%, around $46,000, compared with the prior year and Flagler County currently lists 1,625 active short-term rental accounts.
