You CAN have it all in... Fishers. 👀🏡

I hear it all the time. Buyers want to be close to one thing, have a certain lifestyle, and still find a home that fits their budget. Most assume something has to give.

In Fishers, you may be able to check more of those boxes than you think.

🌊 Want lake access? Homes around Geist put the reservoir and waterfront recreation within easy reach.

☕ Want restaurants and coffee nearby? The Nickel Plate District is walkable, with local spots, shops, events and the Nickel Plate Trail all right around downtown Fishers.

✈️ Need an easy trip out of town? Indianapolis International Airport is about a 30-mile drive from Fishers, depending on where you start and traffic.

And when it comes to the home itself, Fishers has options across different neighborhoods and price points. Realtor.com reported a $432,450 median listing price for Fishers in September 2026, so there is more to explore than one typical home or neighborhood.

Every buyer's list looks a little different, and that's one of my favorite parts of this job. I love helping people figure out which Fishers neighborhoods check the most boxes for what they actually want.

In my defense... this counts as work 😂☕

Part of my job is knowing Fishers inside and out. The coffee shops, the local hangouts, the spots that make people fall in love with a neighborhood. So when I'm here, I'm technically doing research, right?!

But really, one of my favorite things about being a real estate agent is that my office changes every day. Some days it's a home tour, some days it's the closing table, and some days it's Schoolhouse 7 Cafe with my laptop and a maple latte.

📍 If you haven't been to Schoolhouse 7 Cafe yet, add it to your list! It's a local favorite inside a restored one-room schoolhouse, so you get good coffee and a little piece of Fishers history with your order.

Where's your favorite place to get a little work done around town? Tell me in the comments so I can add it to my rotation!

I knew I'd love helping people buy and sell homes. What I didn't expect was all the little things that come with it.

Like how I now have a go-to coffee order in every corner of Fishers. Or how I can tell you exactly which streets go all out for Halloween and where to find the best pumpkin patch for a fall afternoon. 🎃

But my favorite part? The people. Getting a text from a past customer with a photo of their first holiday decorations in their new home, or running into someone I helped years ago at the Nickel Plate District. Those moments remind me this job is about so much more than houses.

If you've been part of my story, thank you. And if we haven't met yet, hi! 👋 I'm Rhonda Hoeft, a REALTOR® here in Fishers, and I'd love to be part of your home story.

Fishers or Carmel? It's one of the questions I hear most 🤔

These two communities have a lot in common, but when you look at the numbers, their real estate markets aren't the same.

And those differences can change what your budget gets you, how many homes you'll have to choose from, and how quickly you'll need to make a move.

👉 Swipe through to see how they compare on home prices, the number of homes for sale, and how fast homes are selling right now.

So which one is better? That really depends on which side of the sale you're on. If you're buying, more options and a little extra time to decide can go a long way. If you're selling, homes that move quickly and less competition from other listings can work in your favor. And the numbers are only part of the picture, since things like your commute, the style of home you want, and your favorite local spots matter too.

If you're trying to decide between Fishers and Carmel (or you're curious what these numbers mean for your home), let's grab coffee and talk it through! Send me a DM anytime to set up a buyer or seller consultation.

📖 And if you want to take a deeper dive into each of these places to live, comment COMMUNITY and I'll send you my Community Guide. It breaks down both of these communities (and a few more nearby), from local favorites to what the market looks like in each one.

Consider this your sign 🔑

Maybe you've been renting in Fishers for a while and love it here. Maybe you've been saving listings for months without ever reaching out. Or maybe you've just assumed buying is something that'll happen "someday."

Wherever you are, it's completely normal to feel unsure about where to start.

Buying a home comes with a lot of questions, like how much you'll need to save, what your monthly payment could look like, and what the process even looks like from start to finish.

That's exactly why I put together my Fishers Home Buyer's Guide 📖

It walks you through:
✅ Every step of the homebuying process, from pre-approval to closing day
✅ What's happening in our local market right now
✅ Answers to the biggest questions I get, like whether you really need 20% down (spoiler: not always!)

Even if you're not ready to buy tomorrow, knowing your options now can make the whole process feel so much more doable.

💬 Comment GUIDE and I'll send it your way!

Nobody said making a move was going to be easy...

But here's something I remind my customers of all the time. The hard decision now is usually the one that saves you from a much harder situation later.

Letting go of a low interest rate feels like a big deal (and it is!). But so is spending years in a home that doesn't fit your life anymore. Getting pre-approved or decluttering before you list might feel like extra steps, but they're the steps that put you in a stronger position when it really counts.

And if you're weighing one of these decisions right now, you don't have to figure it out on your own. I'm always happy to talk through your options, even if you're just starting to think about it.

If we haven't met yet, hello! I'm Rhonda Hoeft. I help buyers and sellers every day work through the hard decisions.

To help make the home buying and selling process even easier, I put together two resources to give you a leg up:

✅ Selling? Comment PREP for my Home Selling Prep Checklist.

Where are you on the scale? 😂🎃

One pumpkin on the porch is a perfectly good start. But once you have your own place to decorate, it’s easy to add a wreath, a few more pumpkins, and eventually start wondering whether a 12-foot skeleton would fit in the yard.

I love seeing the homes around Fishers that go all in. I also want to know where everyone stores those decorations the rest of the year...

Fishers has officially been named the best place to live in Indiana... according to me. 😉🏆

Okay, technically I’m borrowing that title from some pretty serious rankings. Fishers landed #2 in Indiana on U.S. News’ 2026-2027 Best Places to Live list, and honestly, I can see why.

Start with the Nickel Plate District. You’ve got restaurants, coffee shops, green space, the Nickel Plate Trail and the Fishers Event Center all within the same part of town. Add places like The HC Tavern + Kitchen for dinner, then head outside to enjoy some of the city’s parks and trails.

And then there’s the variety of homes. You can find established neighborhoods with mature trees, newer construction in planned communities, homes near Geist, and options closer to the walkable downtown area. Current listings put Fishers in a range that gives buyers quite a bit to consider, with recent local data showing a median listing price around $459,000.

That mix is what makes Fishers interesting to me as a REALTOR®. The house matters, but so does what’s around it, whether that means being close to the Nickel Plate District, a favorite restaurant, a trail or a neighborhood with a completely different feel.

So yes, I’m handing Fishers the award. I think it earned it. 🏆

If you bought your home with less than 20% down on a conventional loan, you may still be paying private mortgage insurance (PMI) each month.

But did you know it doesn't last forever?

You can generally ask your lender to remove it when your loan balance reaches 80% of your home’s original value. In many cases, it’s removed automatically when the balance is scheduled to reach 78%, as long as you’re current on your payments.

Here's the thing most people don't realize 👉 those milestones are based on what your home was worth when you bought it.

But what if your home, like many homes in Fishers, has gone up in value since then?

You may have enough equity to request PMI removal sooner, even if your loan balance hasn’t reached 80% of the original value yet.

To find out, contact your mortgage company and ask if you can request PMI removal based on your home’s current value. They can tell you whether your loan qualifies and how they would verify the value.

This could potentially save you hundreds of dollars every month! So, be sure to reach out to your lender and find out how it could work for you.
