AMELIA ISLAND / NASSAU COUNTY MARKET UPDATE (Dec 2025)

This market is still active—but it’s more disciplined.

Inventory is up and buyers have more choices, which means pricing and presentation matter more than ever. Homes that are dialed-in and correctly priced are still moving. Homes that are overpriced or need work without being adjusted accordingly are sitting and getting negotiated.

We’re also seeing fewer cash deals and a wider spread between the median and average sale price, which tells me the market is split: well-positioned homes (especially higher quality properties) are holding up, while average homes are getting more pushback.

Bottom line: if you’re a discriminating buyer, this is a smarter environment to negotiate. If you’re a homeowner, the window is still good—but strategy matters.

Basically, instead of advertising a commission, fees to a buyer agent are equivalent to a pre negotiated seller concession. The format changes, but there will very little difference in the result. Sellers still look at the “Net” and the net to seller or cost to buyer is still going to drive decisions.

Here’s a clearer explanation of the NAR settlement changes:

1. **No Public Advertising of Compensation:** Compensation details for buyer agents will no longer be displayed on MLS listings.
2. **Mandatory Buyer Representation Agreements:** Buyers must sign an agreement to view homes and engage a buyer's agent.
3. **Seller Compensation to Buyer’s Agents:** Sellers can still offer compensation to buyer's agents to maintain their competitive edge in the market.
4. **A New Path to the Same Goal:** The process is being modified, but the end goal remains the same.
5. **Lack of Buyer Presentations:** 87% of agents currently do not have a dedicated presentation for buyers, which is now becoming essential.
6. **Elevating Buyer Representation:** It's time to start treating buyers with the same strategic attention as sellers, simplifying the complex processes involved.
7. **Pending Judicial Approval:** These changes are still subject to approval by a judge.
