The August market numbers are telling an interesting story here in the South Sound and beyond 👀

📈 Inventory is up significantly compared to this time last year:
• King County: +30% active listings
• Pierce County: +21% active listings

Meanwhile, pending sales are down 📉 — meaning buyers may have more options and less competition than we’ve seen in recent years.

✨ For buyers: More inventory can mean more choices, more negotiating room, and less pressure to make a split-second decision.

🏠 For sellers: With buyers having more options, pricing, preparation, presentation, and marketing matter more than ever. The homes that stand out are the ones positioned strategically from day one.

And despite the shift in activity, home values remain strong, with median prices around $845,000 in King County and $589,000 in Pierce County.

The bottom line? This isn’t a market to fear — it’s a market to understand.
