🏡 BUYER ACTIVITY VARIES BY PRICE RANGE

What do September’s numbers really mean for buyers and sellers in Cumberland County? 👀

The latest market report shows 4,270 property showings in September, up 3.5% from last year.

But here’s where it gets interesting!

🏠 $150K–$249K: Showings increased 6.7%
🏠 $250K–$349K: Showings jumped 19.4%
🏠 $350K+: Showings decreased 20.3%

💡 My takeaway?

Buyers are still looking, but activity isn’t the same across every price range.

For sellers, that means pricing and presentation matter. For buyers, it means understanding where competition is strongest.

And remember, fewer showings don’t necessarily mean homes aren’t selling!

Real estate is local, and the numbers only tell part of the story.

🌱 Puttin’ Down Roots this week…

My fall garden is definitely keeping me busy! 😂 I’m harvesting some of those beautiful greens, keeping an eye out for little critters that apparently think I planted everything for them, and getting a spot ready for garlic later this month. 🧄

And somewhere between watering, picking and checking leaves, I realized gardening and real estate really do have a lot in common.

Good things take time, a little patience…and strong roots. 🏡🌱

🇺🇸 BRAGGIN’ RIGHTS | BIG NEWS FOR OUR VETERANS

Another meaningful investment is moving closer to reality for our Fort Bragg community. ❤️🇺🇸

Congress has approved legislation to transfer approximately 20 acres of Fort Bragg land to North Carolina, clearing a major hurdle for a proposed $40 million veterans home. The federal legislation is now awaiting the president’s signature.

The new facility would help restore dedicated long-term care for veterans after the former Fayetteville State Veterans Home closed in 2024.

For me, this is about more than a new building—it’s about caring for those who served and strengthening the community so many veterans and military families choose to call home. 🧡
