Angry customers are more common today. We are in a period of change and uncertainty, and people don’t always respond calmly to situations. Maria Pietroforte, CMP, founder and president of Maria Pietroforte Consulting recently spoke to property managers during an Institute of Real Estate Management-hosted webinar on dealing with angry customers. She advises managers on how to read the heat of the customer, lower the temperature of the situation, and then recover and reset.

With mortgage rates on the cusp of topping 7% for the fifth year in a row, it might be time to stop waiting for lower rates to put your home on the market. Home sales have cooled significantly as high rates make buyers think twice. Sales of existing homes last month were at their lowest level in more than a year. Competition for buyers is heating up, which will force companies like Lennar and KB Home to beef up incentives.

Across Southeast Michigan, buyers and real estate professionals keep waiting for developers to build entry-level starter homes. But the arithmetic behind new construction no longer works for working families. Right now in Detroit, building a basic, new-construction three-bedroom single-family house costs approximately $447,700 before a developer factors in land acquisition, financing carry costs, or profit margins. To comfortably afford that property under prevailing mortgage rates, a household must earn upwards of $164,000 annually. That prices out the overwhelming majority of local wage earners.

The solution to our housing supply deficit is not waiting on subsidized new construction to fill the void. The solution is manufacturing our own equity out of the housing inventory already standing on our residential blocks.
