I am going to say something that most Oakland County Realtors will not say out loud.
Overpricing your home in 2026 is not a negotiating strategy.
It is the fastest way to leave money on the table.
I know β it sounds backwards. But after 24 years and 700+ transactions in Farmington Hills, Novi, Northville, West Bloomfield, and Bloomfield Hills β I have watched this play out the same way hundreds of times.
Here is what actually happens when you overprice π
Week 1 β Your home hits the market. Buyers and their agents notice it immediately. They compare it to everything else available. They move on.
Week 2 β Showings slow down. The home starts to feel "stale." Buyers who missed it the first week assume something must be wrong with it.
Week 3 β You reduce the price. Now buyers who were interested at the original price are suspicious. Price reductions signal desperation. Offers come in lower than they would have on day one.
Week 4 and beyond β You are negotiating from a position of weakness instead of strength. The final sale price is often LOWER than what a correctly priced home would have achieved in the first seven days.
Here is the uncomfortable truth π
The best offers Oakland County sellers receive almost always come in the first 10 days. Buyers who see a new listing priced right move fast and compete. Buyers who see a listing that has been sitting ask what is wrong with it.
Pricing is not about what you think your home is worth.
Pricing is about what a qualified buyer will pay β today β in this market β against everything else available.
I have had this conversation with sellers who disagreed with me. Some listed with someone else at a higher price. Most of them called me back 60 days later.
