Strategic Perspective:

Not every room needs to be staged.

In fact, staging everything can sometimes dilute the impact. The goal is not coverage, but focus.

Certain spaces - like secondary bathrooms, utility spaces, small bonus rooms, laundry rooms or transitional areas - may not always require the same level of attention as the rooms shaping first impressions.

Strategic staging focuses on the spaces that most influence buyer perception; support the price point; and anchor the overall experience of the home.

Mother’s Day can hold many emotions at once. Gratitude. Memory. Presence. Love that continues across generations.

Thinking of my own mother, especially today and grateful for the closeness she shares with my daughter.

One thing I continue to notice at industry events:

The conversation around staging is shifting.

More developers, investors and listing teams are thinking beyond “furnishing a space” and focusing more intentionally on how properties are interpreted by buyers from the very beginning.

Presentation strategy has become part of the larger conversation around absorption, perception and positioning.

It’s not the architecture…it’s what’s competing with it.

One common observation is that over-personalized rooms often end up competing with the home itself. Even in high-end homes, over-personalization can overshadow the architecture and make it harder for buyers to read the space.

A strategic reset brings the focus back to what matters: the space, the flow and the value.

That’s where staging earns its return.

Field Notes: Over the past few weeks, I’ve been inside several properties at different stages of the listing process. One thing continues to stand out: Many homes are entering the market without a clear presentation strategy tied to pricing. It’s not because agents don’t care, but it’s because timing moves quickly, and staging is often treated as a final step instead of an early decision.

The strongest listings I see are the ones where presentation is considered long before the listing goes live, not after feedback starts coming in.

That one shift alone changes everything, including how buyers respond.
