Not every room needs to be staged.

In fact, staging everything can sometimes dilute the impact. The goal is not coverage, but focus.

Certain spaces - like secondary bathrooms, utility spaces, small bonus rooms, laundry rooms or transitional areas - may not always require the same level of attention as the rooms shaping first impressions.

Strategic staging focuses on the spaces that most influence buyer perception; support the price point; and anchor the overall experience of the home.

One thing I continue to notice at industry events:

The conversation around staging is shifting.

More developers, investors and listing teams are thinking beyond “furnishing a space” and focusing more intentionally on how properties are interpreted by buyers from the very beginning.

Presentation strategy has become part of the larger conversation around absorption, perception and positioning.

It’s not the architecture…it’s what’s competing with it.

One common observation is that over-personalized rooms often end up competing with the home itself. Even in high-end homes, over-personalization can overshadow the architecture and make it harder for buyers to read the space.

A strategic reset brings the focus back to what matters: the space, the flow and the value.

The projects that move smoothly almost always have one thing in common: clear decisions early.
