Is the era of anonymous U.S. Real Estate OVER? 🏠🚫

If you’re buying property through an LLC or Trust, March 2026 matters. 🗓️

Under FinCEN’s new AML rule (effective March 2026), certain non-financed residential transfers will require increased transparency.

Here’s what investors need to understand:

🙅🏼‍♀️ No More Anonymity: The Beneficial Owner (BO) behind the entity must be disclosed.
💵 Cash = Higher Scrutiny: These rules focus on non-financed transfers. If you use a traditional bank mortgage, the bank already conducts its own due diligence.
🔹 LOE Exemption: Large operating entities (20+ employees, $5M+ revenue) may qualify — passive holding LLCs usually don’t.
⚠️ Penalties: Non-compliance can exceed $500 per day, with potential criminal exposure for willful violations.

LLCs still protect liability.
But privacy in certain structures is narrowing.
