Is this the Right Time to Buy a House? While many potential homebuyers attempt to predict if home values are rising or falling also paying attention to mortgage rates… The best approach: if you find the home you want and you can afford to, buy it. Don’t attempt to time mortgage rates and home values. They’re almost impossible to predict. A year ago, the 30-year was 3.45%. Rates have hovered between 3 and 4 percent since 2012. However, it looks like that might be about to come to an end. The current forecasts have mortgage continuing to climb beyond 2018. If these predictions come to fruition now is the time to buy a home. And with the economic recovery in full swing, it only makes sense that this prediction will come true. Of course, the decision should be based on your personal financial situation (and your ability to stay in your new home for a while), but there are a few key reasons why you may want to sign mortgage paperwork instead of a lease.

Featuring a worst-in-the-nation foreclosure rate and a significant inventory shortage, New Jersey’s housing market is far from perfect and still reeling from the economic downturn of late last decade. Home prices increased in the second quarter of 2017 to yet another all-time high due to low levels of housing supply, according to the latest official reports. The 2.2 million net new jobs created over the past year generated significant interest in purchasing a home. Listings typically flew off the market in under a month, and even quicker in the affordable price range, in several parts of the country. The market shouldn’t expect new waves of inventory anytime soon. But, sales are on the rise in the Garden State — up 7.7 percent from June 2016 to June 2017, according to NJR — proving that the allure of homeownership is still alive and well. The median sales price for the total market did remain strong at $275,000 for the first two quarters of 2017.
