New Homes Offer Better Value Nationwide
Across the Puget Sound and beyond, new construction homes are becoming an increasingly compelling value—something I see firsthand with buyers weighing their options. Builders are responding to today’s limited resale inventory by offering price reductions and creative incentives, like mortgage rate buydowns. These are advantages that most resale sellers simply can’t match right now. In areas with more new construction activity, we’re witnessing increased affordability and a wider range of choices for buyers, as competition among builders heats up. It’s a reminder to compare both new and resale homes carefully, since incentives and pricing can tip the scales in surprising ways. However, with permitting slowing in some markets, these affordability gains might not last. Continued building and streamlined local policies will be key to maintaining options for homebuyers. My role as your advisor is to ensure you have a clear view of all possibilities, so you can make the best move for your needs—whether that’s a brand-new home or a beloved classic.

The Housing Market Is Getting More Expensive to Wait Out
One of the biggest questions I hear from clients lately is whether it makes sense to wait for the "right time" to buy. With higher borrowing costs, putting off a purchase could actually mean facing larger monthly payments down the road if financing conditions stay the same. While many hope that home prices will drop enough to balance out these costs, the reality is that prices aren’t falling fast enough to make up the difference. In our Puget Sound market, I’m seeing some neighborhoods where increased inventory gives buyers more room to negotiate—an opportunity that can be missed if you’re waiting on the sidelines. For anyone weighing their options, it’s important to look beyond just interest rates and consider all the factors: total financing costs, current prices, and your leverage at the negotiating table. Every client’s situation is unique, and I’m here to help you navigate these nuances with the local insight and strategy that comes from years of experience. Your home purchase isn’t just about timing—it’s about making the best move for your goals.

Seller Concessions Reach a New US Peak
More than ever, sellers are stepping up to meet buyers where they are. In the rolling 3-month period ending Mid-Q3, about 45% of U.S. home sales included seller concessions—a new high for this time frame since at least 2020. That’s up from roughly 43% a year earlier, signaling that buyers are finding new opportunities as inventory climbs and competition eases nationwide. Concessions have taken many forms, from help with repairs and closing costs to mortgage-rate buydowns, offering buyers creative ways to ease their upfront expenses beyond just negotiating the price. In fact, about 16% of homes sold in Mid-Q3 combined a price reduction with a concession, opening yet another door for buyers to lower their entry costs. As someone who has guided hundreds of clients through changing markets, I’ve seen firsthand how negotiating smart concessions can make a real difference. Navigating these evolving strategies is all part of my commitment to ensuring every client achieves their real estate goals with confidence.

Gen Z buyers lead every generation on affordability trade-offs
Gen Z homebuyers are showing remarkable financial flexibility in today’s market, often willing to adjust spending habits and prioritize smaller homes just to achieve the dream of homeownership. As someone who’s worked with buyers of every generation throughout the Puget Sound region, I see firsthand how younger Canadians are most open to downsizing, while British buyers tend to hold firm on their must-haves. What stands out to me is the way Gen Z is leading the way on affordability trade-offs—demonstrating a willingness to adapt that older generations are less comfortable with. Guiding clients through these important decisions is at the heart of my work, and I’m always committed to ensuring that no matter your priorities or stage of life, you feel confident and supported as you navigate your real estate journey.
