Mortgage Rates Reach New Milestone, Signaling Market Shifts
As someone who has guided clients through the ups and downs of the real estate market for over two decades, I’m keeping a close eye on the recent movement in mortgage rates. The 30-year fixed rate has now climbed to 6.69%—a level we haven’t seen since July 2025. While the 15-year rate dipped slightly to 6.01%, it’s still sitting above last year’s figures. For buyers and sellers in Evanston and Chicago, this shift means affordability is tightening even though we’re seeing slight price drops and improved inventory. Navigating these changes requires not just timing, but a thoughtful approach—balancing opportunity with realism. My experience has shown that understanding your position, whether buying or selling, is key to making the right move. As always, I’m here to help clients interpret what these numbers mean for their individual goals and to ensure that every transaction feels fair and informed. Our community’s resilience shines during times like these, and I’m grateful to be part of it.

Will a cooling labor market keep mortgage rates below 7% in 2026?
As someone who’s spent two decades guiding clients through the Evanston and Chicago real estate markets, I keep a close watch on the economic trends that shape our housing landscape. Lately, there’s been talk about the cooling labor market and what it might mean for mortgage rates. Current labor data tells us job growth is slowing, with only a slight dip in unemployment—largely because fewer people are participating in the workforce. Inflation, meanwhile, is showing some staying power and could linger through 2026. The Fed continues to target that ever-elusive 2% inflation rate, and with ongoing geopolitical and AI-related risks, a rate hike in early 2027 isn’t off the table. For those considering buying or selling a home in the next few years, understanding these shifts is key to making informed decisions. I’ve always believed that clarity and fairness help my clients feel confident, no matter how the market moves.

Illinois Goes Local on Homebuilding
One of the things I’ve always admired about our local communities—especially places like Evanston and Chicago—is the way we come together to tackle challenges head-on. Recently, the Illinois REALTOR® association announced a new partnership with municipal leaders designed to address our state’s ongoing housing shortage. Instead of a one-size-fits-all approach, this initiative focuses on removing local building barriers by working directly with local governments. Years of slow homebuilding and a deepening shortage have made it clear: real, lasting solutions require collaboration and a tailored, neighborhood-by-neighborhood perspective. I’ve seen firsthand how delays and red tape can stall great projects, and how much difference it makes when city leaders and real estate professionals sit down together. This new program provides both online resources and expert guidance for municipalities ready to move projects forward—something I know Evanston’s engaged community will appreciate. It’s encouraging to see industry leaders and developers ready to step up, and I look forward to seeing how these efforts help more Illinois families find a place to call home.
