Right or wrong….Underwriting can be the most humbling part of the mortgage process.

You can submit years of income documents, pay stubs, tax returns, employment verification, and every explanation under the sun…

And still get asked to explain an $11 deposit from three years ago. (Not really…. But feels that way sometimes)

Loan officers, processors, realtors, and buyers know exactly how this feels.

Sometimes the mortgage process is not hard because the borrower is unqualified. Sometimes it is hard because every small detail has to be documented, sourced, explained, and cleared before closing. I get asked why all the time. Well it’s because so much fraud is happen. I literally had someone send me a picture of a table of cash.

That is why having the right lender matters.

Yes, the rate matters. But so does communication, strategy, problem solving, and having someone who can clearly walk you through the loan process. Rate doesn’t matter if your lender can’t approve you. Rate doesn’t matter if they don’t have the right program for you. Rate doesn’t matter if don’t give you the best options actually available to you. Rate doesn’t matter if you miss your close date and it cost you more money.

You won’t read this on the news headlines… but a slow market is not a broken market.

For buyers?
This is the most negotiating power you’ve had since before the pandemic. Sellers are making concessions. Prices have softened. You have time to think and less competition when you find the right home.

For sellers?
Pricing to today’s market, not the 2022 market, is everything right now. The homes that are priced right are still selling. The homes sitting are the homes anchored to a number that no longer exists.

The market didn’t break. It normalized and the people who understand that right now are those who move strategically instead of sitting frozen.

Some underwriting guidelines make sense.

Others make every loan officer, realtor, and processor stop and say, “Why are we doing this?”

Gift fund letters from a spouse? Joint access letters when the borrower’s name is already on the account?

At some point, common sense should count. And we all know those new online bank statements from accounts like Chime will cause a different kind of headache.

If you work in mortgage, real estate, processing, or underwriting, you already know there are guidelines that feel like they were created just to create one more condition. And believe me, they do!
