When you’re comparing homes, it’s easy to look at the current tax bill and think the lower number is the “better deal.” But here’s the truth: those numbers don’t automatically apply to you.

Some properties have a homestead exemption, some don’t, and once you purchase, your taxes reset.

That’s why I always guide buyers with a simple rule of thumb: Expect roughly 1.25% of the purchase price as a general estimate.

It’s not exact, but it gives you a realistic picture of what to budget for, without relying on someone else’s tax history.

People always ask why my podcast isn’t about real estate.

I’ve spent 25 years in real estate. Market knowledge, branding, being accountable… that’s all part of the job. But the secret sauce to my success has always been the relationships I build.

One thing you don’t want to hear from a seller 30 days into a listing is… “It’s just our first offer.”

Trust me…that’s not how it goes.

In my 25 years of selling real estate, the first offer is typically the best offer.
By the time the second one rolls in, the days on market are higher and the buyers start coming in lower.

Sometimes, that first one is the one. 👀

💵 Cash vs. Financing — Not All Offers Are Created Equal

When sellers see “cash offer,” their reaction should be: start packing.
When they see “financing,” well… let’s just say, don’t seal up the boxes just yet.

With financing, you’ve got appraisers, inspectors, and banks all needing to sign off before the deal’s done. With cash? It’s simple, smooth, and straight to the finish line.

Because at the end of the day — cash is still king. 👑
