Let’s talk about something a little controversial in this market: home inspections.
Because it’s so competitive out here trying to buy a home, one of the first things some buyers are willing to drop in their offer is a home inspection contingency. It makes their offer more appealing to sellers, not only because you’re accepting the property as-is, but because it removes the contingency period where you can walk away.
Why is this dangerous as a buyer? YOU HAVE NO IDEA WHAT YOU’RE BUYING. If you’re a contractor, sure you know what you’re looking at, but normal people (like me!)? We have no idea what we are looking at when we open an electrical panel or crawl space or attic access. You’re essentially agreeing to buy a house that, in theory, could need thousands upon thousands of dollars of repairs immediately after closing. Obviously, we hope that’s not the case, but you never know 🤷🏼♀️
So how can we make our offer competitive by waiving the contingency, but still feel comfortable with the condition? A ✨ walk through inspection ✨ Basically, a home inspector walks through (creative name, I know), giving you an overview of the property without doing a formal report. It’s handled just like a normal showing, but you’re paying for their expertise. That way, you can submit an offer with no home inspection while you’ve already had one and you know what you’re getting.
Yes, it removes your ability to renegotiate based on condition, but you can make your offer knowing things up front.
I’d definitely feel a heck of a lot more comfortable knowing up front if I have potential foundation, roof, or mold issues than find out later when I’ve already spent a few hundred thousand on a new home.
