-Your Rate Doesn’t Have To Keep You-

We hear a lot of buyers say “I’d move, but I can’t give up my rate.” You can keep the home as a rental, negotiate a rate buydown, or let a lender show you options most people don’t know exist- often sellers are more flexible on financing than price.
DM “MOVE” and we’ll see what works for you.

Do You Know How Much Equity You Have?

The low mortgage rate you locked in a few years ago might make moving feel off the table. But your equity could put it back on.Homeowners with a mortgage have an average of $310K in equity right now. That could go toward a bigger down payment, so you borrow less at today's rates. Or, you may be able to buy your next place in cash – without needing a mortgage at all. So, don’t write off a move just yet. Let's find out how much equity you have and what it could do for you.

There's been some talk about whether mortgage rates could climb to 9%. Here's some perspective.

Getting there would take a rare mix of things, all lasting a full year: a booming economy with no slowdown in jobs, the Fed raising rates more than expected, and the conflict in Iran continuing to keep oil prices high.

That's an unlikely combination. So, don’t let it make you worry.

Have questions about mortgage rates? Drop them in the comments. That's what a trusted agent is for – keeping you informed so a headline never makes your decisions for you.

JUST LISTED IN OCEAN HILLS | 4972 Lerkas Wy. Oceanside, CA
3 BED | 4 BATH | 2808 SQFT | FULLY RENOVATED | $1,700,000

Every move requires choices. I'll give up this, so I can have that. It's a mental balance sheet with an address attached. But what if you could have everything you wanted, without compromise? What if a more manageable home didn't mean less space, more amenities didn't mean a higher price, and the best finishes weren't saved for the rooms visitors see?

On one of the quiet interior streets of Ocean Hills Country Club, a guard-gated 55+ community, sits a home that refuses the this-or-that trade-off. At over 2,800 square feet, it's the largest floorplan in the community, and the space feels generous, never overwhelming. It was recently renovated by someone who builds homes for a living, and this time, he was building for himself. Every fixture, seam, and slab of stone was chosen and executed with intention and a keen eye for detail.

Double doors open to vaulted ceilings and light from every direction. The kitchen pairs warm wood cabinetry with exotic quartzite, a waterfall-edge island, gas cooktop, double ovens, and a statement pendant cluster. What looks like a pantry cabinet opens to a hidden walk-in butler's pantry with sink, open shelving, and under-cabinet lighting. The breakfast nook sits beneath clerestory windows and opens to the patio. In the family room, a gas fireplace sits next to a wall of built-ins, with a w**e fridge tucked beneath the stairs. The main-level bedroom suite is set up as an office and guest room, fitted with a Murphy bed, built-in desk, custom storage, and full en-suite bath. Upstairs, the primary suite opens to a balcony with sunset views over the greenbelt, along with a spa-style bath and custom walk-in closet.

With three spacious bedrooms, each with its own en-suite bath, plus a powder room, there is room for reinvention and growth. The office becomes a hobby room, then a guest room when visitors come in from out of town. The two-car garage has room for whatever you drive, whether it takes the road or the cart path. Even the indoor laundry is finished in the same wood and stone as the kitchen, which makes household tasks feel a little less like tasks. A hardscaped patio on drip irrigation means you can travel and come home to exactly what you left. The HOA includes an 18-hole executive golf course, pool and spa, tennis, pickleball, and a 27,000-square-foot clubhouse with a library, billiards, and dozens of clubs.

Buyers Have More Room To Negotiate Right Now

Good news if you're house hunting: the asking price may not be the final word. Right now, about 60% of homes are selling below their original asking price. With budgets stretched thin, a little give on price or terms can take some pressure off your wallet. But how much you can negotiate depends on where you're buying. So, let's chat about what you can ask for in the neighborhoods you're eyeing.

Some of you are scared home prices are about to crash. Others are hoping they will. But will it happen?

Fannie Mae just asked over 100 housing experts where prices are headed through 2030. And the consensus is prices are expected to rise, not crash.

Even the most pessimistic experts still forecast prices will go up 6.6%.

So, whether you're bracing for a crash or hoping for one, the forecast is clear. While some markets may see small short-term declines, home prices are going to keep going up nationally.

Have questions about what this means for your move, or what’s happening locally? Let's chat.

Higher mortgage rates are making buyers pay closer attention to one thing: the monthly payment.

And builders know it. Right now, 13.8% of new-construction listings are advertising reduced rates, giving some buyers a way to bring that monthly payment down.

So, if you're selling near new construction, that's something worth paying attention to. But it doesn't mean you automatically need to match what a builder is offering.

Depending on your house, your market, and the buyer, competing could mean negotiating on price, helping with closing costs, offering a rate buydown, or simply doing a better job highlighting what your house offers that a new build doesn't.

The point isn't to give more away. It's to know what you're competing against so you can choose the right strategy from the start.

If you're planning to sell, let's look at what buyers can get in our area and...

Package season is ramping up, and so is the version of it nobody likes: the empty porch where a box used to be.

A few things that actually work:

Deliver to the garage. Amazon Key and similar services open your garage door, drop the box inside, and close it. Free with most smart garage openers, and the single best fix there is.

Use pickup lockers for the good stuff. Electronics, gifts, anything you'd be sick about losing. Amazon lockers, UPS Access Points, and store pickup exist for exactly this.

Make the camera visible. Doorbell cameras don't just record thieves, a visible one sends most of them to the next porch entirely.

Redirect when you're away. UPS My Choice and FedEx Delivery Manager are free and let you hold or reroute deliveries so boxes don't stack up announcing you're gone.

Know your neighbors. Still the best security system ever invented. The block that texts each other "package on your porch, grabbed it" loses almost nothing.

Steal one of these before the holiday shipping season hits and thank yourself in December.

Which one are you actually going to set up? Comment it, and if you've got a porch pirate story, we're listening. Those comments are always wild.
