And we are doing it again…moving adventures part 3! I think I have moving, buying and selling down to an exact science after moving in 2018, 2020 & 2022🤷🏼♀️ I will give you some quick tips I have learned the hard way over the years of moving.
1) Do Declutter and this will take multiple days and steps. If you have a family make sure you discuss with them the importance what’s valuable to them and what would be valuable to someone else if they donated their items.
2) Don’t organize things because apparently your family will never find them and then you get blamed for throwing it away😂
3) Do put a large calendar to post when showings are on your current home, and the timeline leading up to closing on your new home.
4) Do prepare for showings by cleaning as if Jesus or the Pope was coming and make sure you check thoroughly in kids room including under beds, closets and crawl spaces, even though it’s scary it’s more scary for potential buyers to find weird science protects under the bed.
5) Do update simply things like light fixtures and paint rooms neutral tones (think 50 shades of Sherman Williams grey). Just because your favorite color is purple doesn’t mean everyone else wants to enjoy it on the walls of their new home. Little updates can mean bigger returns on the sale of your home.
6) Do Let friends, family members and anyone will listen you plan on listing your home a few weeks prior to your listing. Even post a few pictures of the work you did, generate lots of interest.
7) Don’t schedule showings and then sit within eye shot of your home or view on your cameras to see who all came to your home and how long they stayed. Rather trust the agents and the process.
8 ) Do leave for potential buyers printed packets that include property disclosures which gives important details of the home, plot map (if available) and a brief summary of the home that includes a picture. Bottled waters and individually wrapped snacks.
9) Don’t leave the house smelling like the eggs and bacon you had for breakfast, instead light some candles that smells like you were baking fresh pies and cookies all days because it is a ‘favorable’ scent to potential buyers!
10) Make the investment in getting professional pictures done, it makes a huge difference! During the photo shoot make sure to remove trash cans, your favorite fur baby and put down toilet seats! ✅
