🦁 LION TO MY LEFT.
🐺🐺 WOLVES TO MY RIGHT.
🦈🦈🦈 SHARKS BELOW.

And I’m standing on a broken bridge. 🌉😳

What would YOU do?

At first, I thought about the ropes. 🪢 But look closely—they don’t extend across the middle.

Then I noticed the two loose boards underneath my feet. 🪵🪵

That’s when the plan came together. 💡

I remove the boards, secure them to myself with my clothes, climb UNDER the bridge, and work my way toward the anchored posts on the wolves’ side.

Then I secure myself underneath, use one board for support and start banging the other against the bridge.

💥 BANG! BANG! BANG!

The wolves retreat toward the weakened center. 🐺🐺

The lion charges from the other direction. 🦁💨

CRACK! 💥

Bridge gives way.

Animals fall.

Sharks get distracted. 🦈🍽️

I climb the posts to safety.

And most importantly…

I PUT MY PANTS BACK ON. 😂😂😂

There’s actually a lesson here:

Sometimes the answer isn’t left or right.

Sometimes you have to look underneath the problem.

Use what you have. Question the obvious choices. Find the solution nobody else sees. 💡

Every Problem Has a Solution , A Realtor Story……..

I opened my eyes and immediately knew I was in trouble….

😳 I was standing in the middle of an old wooden bridge suspended high above the water. And apparently, whoever designed this particular nightmare for me had a sense of humor.

To my left stood a lion. 🦁 Not a friendly-looking lion, either. He was staring at me like I was today’s lunch special. I slowly looked to my right. Two wolves. 🐺🐺 Perfect. Then I made the mistake of looking down. Sharks. Lots of sharks. 🦈🦈🦈

I looked left again. 🦁 Lion. Right. 🐺 Wolves. Down. 🦈 Sharks.

“Okay, J.R.,” I said to myself. “You’ve gotten people through some complicated real estate transactions before. Surely you can figure this out.” 😂

My first instinct was to use the ropes. 🪢 Then I noticed something important. The ropes didn’t extend across the middle of the bridge. There would be no swinging to safety.

That’s when I stopped looking at the animals… 👀 …and started looking at what I had available.

Two loose wooden boards were directly underneath my feet. 🪵🪵 And suddenly, I had a plan. 💡 I pulled up both boards. Then I started taking off some of my clothes.

Yes. My clothes. 👕😂

If you’re wondering how we got from lion and wolves to J.R. taking his clothes off, stay with me. 😂

I used my clothes to secure the boards to my body so I could keep my hands free. Then instead of trying to cross the bridge… I went underneath it. 😳🌉

Holding onto the bottom of the bridge, I began moving hand-over-hand toward the wolves’ side. 💪 Above me were two hungry wolves. 🐺🐺 Below me were hungry sharks. 🦈 At this point, I was really beginning to reconsider some of my life choices. 😂

Eventually, I reached the heavy wooden posts anchored into the cliff. I secured myself to the posts and positioned one of my boards underneath me for support.

Now I had one board left. 🪵 And two wolves directly above me. 🐺🐺 I didn’t need to fight them. I just needed them to move.

So I started banging the board against the bridge from underneath.

💥 BANG! BANG! BANG! 💥

The startled wolves backed away toward the middle. Exactly where I wanted them. 😏

The bridge was already damaged. I’d removed two more boards. And now the wolves were scrambling across the weakest section. The lion charged from the opposite direction. 🦁💨

For one brief moment… lion and wolves met in the middle.

💥 CRACK. 💥

The weakened bridge gave way. Down they went. And suddenly, the sharks weren’t interested in me anymore. 🦈🍽️😳

I waited. Then I climbed the anchored posts, pulled myself onto solid ground and walked away. 🚶‍♂️

Safe. Alive. 🙌 And most importantly… I put my clothes back on. 🤣👕

THE LESSON 💡

Sometimes we’re so focused on the problems directly in front of us that we assume our only choices are: Go left. ⬅️ Go right. ➡️ Or give up. 🏳️

But sometimes the answer isn’t left or right. Sometimes you have to look underneath the problem. 👀

Use what you have. 🧰 Question the obvious choices. 🤔 And find the solution nobody else sees. 💡

Because… Every problem has a solution. 🧩

= $95,000 OFFER 😳

Listen… I’ll negotiate hard for my buyers.

Let’s look at the PAYMENT instead of just the price.

💰 Estimated 2026 household income: $67,000
💵 Gross monthly income: $5,583

Our FHA example:

🏠 $237,800 home
💵 3.5% down
📉 6.25% example rate
🧾 ≈ $2,250 PITI

That’s:

🚨 40.3% of gross income

My affordability scale:

🟢 25% → Comfortable → ≈ $147,500 home
🟡 33% → Affordable → ≈ $194,800 home
🟠 40% → Living Thin → ≈ $236,000 home
🔴 40%+ → Red Zone

The lesson?

QUALIFIED ≠ COMFORTABLE.

A lender may approve the loan.

Your monthly budget still has to approve the lifestyle. 😉

Know your numbers. Plan ahead.

A $237,800 home doesn’t sound terribly expensive compared with many parts of the country.

But affordability isn’t just about the price of the house.

It’s about the payment compared with the income of the people who actually live here.

Using an estimated $67,000 household income for 2026, that’s about:

💰 $5,583/month GROSS income

Now look at our example of a typical-priced El Paso home:

🏠 Home Price: $237,800
💵 FHA: 3.5% down
📉 Example Rate: 6.25%
🧾 Estimated PITI: $2,250/month

That housing payment equals about:

🚨 40.3% OF GROSS HOUSEHOLD INCOME

Here’s the affordability scale I’m using for this discussion:

🟢 25% or less — COMFORTABLE
Maximum payment: $1,396
Approx. home: $147,500

🟡 26–33% — AFFORDABLE
Maximum payment: $1,843
Approx. home: $194,800

🟠 34–40% — LIVING THIN
Maximum payment: $2,233
Approx. home: $236,000

🔴 Over 40% — RED ZONE

Our $237,800 example?

$2,250/month = 40.3%.

Right on the edge.

And remember something important:

QUALIFIED ≠ COMFORTABLE

Mortgage lenders generally use gross income and qualifying debts when determining DTI.

But your household still has to pay for:

🥩 Groceries
⛽ Gasoline
⚡ Electricity
💧 Water
🔥 Natural gas
🚗 Auto insurance
📱 Cell phones
🌐 Internet
🏠 Home maintenance
🏥 Healthcare
💳 Debt
💰 Savings
…and everything else life throws at you.

That’s why I don’t think the right question is:

“Can I qualify for this house?”

I think it’s:

“Can I comfortably live with this payment?”

El Paso may still be less expensive than many American cities.

But less expensive doesn’t automatically mean affordable for local wages.

Know your numbers before you buy.

Start with ONE question:

Which EPE rate plan are you on?

🏠 STANDARD
12.897¢ first 600 kWh
13.897¢ over 600 kWh
➡️ Time of day doesn’t change the energy rate.

⏰ TIME-OF-DAY
🟢 Off-peak: 8.638¢
🔴 Weekdays 2–7 PM: 31.826¢

TOD peak is about 3.68X the off-peak energy charge.

OUR PRACTICAL COMFORT PLAN:

🏠 75° HOME
💼 UP TO 80° AWAY
😴 72° SLEEP

Then attack the heat:

☀️ Block west-facing afternoon sun
🪟 Consider solar screens/window film
🌀 Fans only in occupied rooms
🚪 Seal air leaks
🏠 Check attic insulation
🌬️ Check ductwork
🧹 Keep A/C filters clean
🎨 Consider reflective/light exterior surfaces
🌡️ Use a programmable/smart thermostat

TOD customer?

🧺 Washer
🔥 Dryer
🍽️ Dishwasher

➡️ Move them outside 2–7 PM weekdays whenever practical.

EPE says an average household typically uses around 1,000 kWh/month during summer.

Our 1,000-kWh sample:

🏠 Standard ≈ $146.68
🟢 TOD with only 10% peak use ≈ $123.28

Approximately $23 difference in customer + energy charges.

But TOD isn’t automatically cheaper! At roughly 20% peak usage, our example reaches about the break-even point.

Actual bills include additional EPE charges and adjustments.

⭐ SAVE ENERGY WHEN YOU’RE GONE SO YOU CAN BE COMFORTABLE WHEN YOU’RE HOME.
