I see it all the time β€” a home sits for weeks, and the seller says "I don't get it, we listed it!"

That's exactly the problem. Listing is just putting a sign in the yard and hoping. Marketing is the professional photos that make someone stop scrolling, the price that's actually strategic (not just a guess), the story that makes a buyer picture their life there β€” and me personally putting it in front of the right people, not just the MLS.

One sits and waits. The other goes and finds your buyer. That's the job. 🏑

I'd rather lose a listing before I do this... πŸ‘‡

Sit across from a seller, watch them wait for me to agree with a number I know is wrong, and say it anyway just to get the signature.

I did that once, early on. Told a seller their price was fair when I knew it wasn't. We sat on the market for 87 days, did two price drops, and I watched her go from excited to exhausted to just wanting it over. I still think about that listing.

Now I say the hard thing in the first meeting, not the third price cut. Sometimes it costs me the listing that day. It's never cost me a client who actually wanted to sell.

Tell me what I need to hear, not what I want to hear β€” turns out that's the whole job. 🏑

It's the strangest gap in real estate right now. Ask buyers what they're doing and you'll hear: "waiting for rates to drop," "holding off until things calm down," "maybe next year."

Then look at what they're actually doing: pending home sales just jumped 3.8% in a single month. NAR's chief economist called it a late-spring buyer rush β€” pent-up demand breaking loose, with buyers accepting today's rates as the new normal.

In other words: the waiting crowd is quietly signing contracts.
And for anyone assuming that means lowball offers everywhere β€” 25% of homes are still selling ABOVE list price. One in four.

Here's why this matters more than any headline: pendings are the market's crystal ball. A contract signed today is a closing in early fall. The next 60 days are already being written β€” right now, in ink.

So sellers, the honest math: the buyers everyone said disappeared are under contract on someone's house at this very moment. The only question is whose.
