When mortgage rates rise, buyers naturally tend to pull back to wait. It’s understandable. It can feel backwards to see higher rates as an opportunity.

Funny story. You all know how we love to hike! We went looking for a quiet hike and somehow ended up stranded on a jungle island. No phone service. No map that works. We're pretty sure we've walked the same half mile more than once.

We're not actually lost, don't worry. We built this whole ridiculous premise to raise money for Hands4Hope, the youth leadership nonprofit right here in El Dorado and Sacramento counties. Their teens logged nearly 15,000 volunteer hours across almost 400 local projects last year.

Our rescue goal is $5,000, and it's matched dollar for dollar right now, up to $60,000 across the whole campaign. Hit our goal and that's $10,000 for Hands4Hope.

A client called me last month. Kitchen remodel finished, contractor paid, and she asked almost as an afterthought whether any of it "counted for taxes."

Good question. Better one than she realized.

A repair and a capital improvement can cost the exact same amount and look identical on a bank statement. The IRS does not see them the same way at all. One of them quietly lowers what you owe the day you sell. The other one, replacing a broken window, patching drywall, doesn't move the needle.

Here's the part that surprised her: if she'd renovated in 2025 expecting an energy-efficiency tax credit this year, she'd have been out of luck. Most of those credits ended December 31, 2025. Easy to miss unless someone's already watching for it on your behalf.

None of this requires selling anything. It just requires keeping the receipt.

You have a doctor. Probably a CPA. Maybe a mechanic who knows your car by name.

Here's the one advisor most people drop the day escrow closes: the person who helped them buy the house.

That's a bigger miss than it sounds. Home equity made up 45% of the median homeowner's net worth in 2021, more than retirement accounts and financial accounts combined. It's the most valuable asset most people own, and it's usually the one nobody's checking on.

I've had a version of this conversation with a handful of past clients this year: an insurance policy that quietly changed carriers, a remodel that didn't add what they expected, a property tax question on an inherited home with a one-year clock nobody mentioned.

None of it requires buying or selling anything. It just requires someone still paying attention.
