IS IT STILL A GOOD TIME TO SELL A HOME?

The past couple of years have been good to home sellers. A historically low number of homes for sale combined with elevated demand from buyers made conditions perfect to sell a home quickly and for a great price. This year things have been changing, as the housing market has begun to cool. The number of homes for sale has started to rise while buyer demand has slowed. According to new numbers from ATTOM Data Solutions it is still a good time to sell your home. Their quarterly 2022 U.S. Home Sales Report found profit margins on median-priced single-family homes hit another record high during the second quarter.

The typical home sold during the second quarter generated a profit of $123,869, that's up from $103,750 during the first quarter and $90,000 last year at the same time. Rick Sharga, ATTOM's Executive Vice President of market intelligence, says, "Home sellers in the second quarter continued to benefit from the rapid growth in home price appreciation the country has experienced over the past few years. While price growth may slow down as higher mortgage rates dampen demand from prospective home buyers, home sellers should continue to profit from the record $27 trillion in homeowner equity in today's market."

THIS IS GOING ON IN OKLAHOMA TOO! OREC IS INVESTIGATING!
NOTICE: Newest real estate "scam".... that appears to be 100% legal.......If you are in the market to sell, DO NOT sign any agreement where the company is paying you $400+ to list your property. If you do, you will have signed a 40 year agreement. Then they have the agreement recorded that they call a Homeowner Benefit Agreement. Quick search in Levy County Clerk's office reveals multiple agreements already recorded in Levy County. And if you try to cancel the agreement, they will sue you for 3% of your home's value. And if you list and sell your home through any typical brokerage, you will still owe this brokerage a 6% commission because they record the agreement ...so if it ever sells, the "lien" will show up in the title search. We also just searched Marion County clerk's office too!
It is really not a listing agreement....it is more of a promise that you will use them should you decide to sell…within 40 years.

When looking for a selling agent, people sometimes think it may be easier to work with a part-time realtor, someone who they may even consider a friend, who claims to have experience in the industry. They also may discuss selling the home on their own.
While these ideas seem appealing, more often than not, it can turn into a disaster.
One thing that appears to be true is that a part-time agent = part-time service. A part-time agent isn't someone who is fully invested in selling your home, and may not have your best interest at heart.
As for selling your home on your own, it's important to consider a statement from the National Association of Realtors that states, "Only 7% of all buyers choose to purchase a home directly from the owner."
This means that buyers are continuously going through agents to buy a home. Their agent is doing a lot of the work for them, and more often than not, their agents are working with other selling agents.
The reason I have been so successful in selling homes is because I genuinely love what I do. Selling homes is my passion. Even the ones that people feel are impossible to sell.
People deserve someone who wants to make a difference in their life and who is willing to go the extra mile to make sure their goals are met. They deserve someone who believes in the community.
