The buyers side of realestate has changed dramatically.
1) you now have to sign an agreement with your realtor of choice ( pick a good one)
2) you will need to pay that realtor commission out of pocket which can be 1-3.5% of the sale price
3) you will still need to get inspections
4) you will still need to pay title fees
5) you will still need to pay lender fees.

Ramifications to sellers: since you are not paying commission out of the buyer proceeds, expect to get offered less on the property or expect to have buyer concessions.

Can you sell your home yourself?
Yes, that’s is a for sale by owner. There are several places you can list your home yourself. I would be happy to share those upon request.

The problem is only about 50-75% of buyers see the listing.

The seller will also do the following
- negotiate the terms of contract
- over see the inspections
- negotiate the repairs
- have all the proper disclosures and paperwork filled out and given in a timely manner
- oversee any repairs done
- contact the title company and be sure to send them all the required documents
- deal with the HOA if you have one
- get any paperwork from liens you have on the house
