Ever wonder what it would be like if your favorite shows were filmed right here in Southern Maryland?

LOCALS - do you agree with these? What towns would you add?

These may be a fun stretch 🤣 but here’s how I’d cast the neighborhoods:

North Beach → Gilmore Girls
 Because of local businesses, familiar faces, walkable streets, community events, and that cozy small town feeling - North Beach would be the perfect set of a lighthearted show.

Lyons Creek Overlook → Bridgerton
 I don’t know about you - but whenever I enter this neighborhood, I feel the need to promenade with Lady Danbury. This neighborhood gives me the regency-era meets Northern Calvert luxury.
Grand homes, dramatic foyers, and beautiful landscaping. Perfect for a royal ball

Downtown Annapolis → Friends
 Because Southern Maryland doesn’t have much of an urban settling, I’m adding in Annapolis. Oh what I’d give to still own my first condo here still. Between the happy hours, amazing restaurants, and walkable streets - Annapolis is a perfect location for a young adult. I think Annapolis needs a Central Perk, though.

Solomon’s Island → Dawson’s Creek
 Because of a nostalgic, small town atmosphere that revolves around the water - this area feels like it was made for a waterfront drama. Capeside vibes; Chesapeake Bay living.

Mechanicsville → Yellowstone
 Rural properties, working farms, lots of acreage, and winding country roads. I’d say Mechanicsville is the SoMD version of the Dutton Ranch Lifestyle for sure!

Broomes Island → Outer Banks
 Small marinas, working waterfronts, tight knit community, boating, crabbing and neighbors who know the Patuxent River as well as they know each other. Broomes Island is the “Pogue” side of the island and I am so trying to identify as a BI Pogue as I lived here for the first quarter of my life 🤣

OG Marley Run → Parenthood
 Known for bigger backyards, larger homes and green space; it feels just like the go-to setting to a “feel good” show

Shores of Calvert → Stranger Things
 Between waterfront parks, established neighborhood, suburban and tucked away - this neighborhood is giving 1980s pop culture vibes to me

Bayview Manor Estates → Big Little Lies
 Be

Waterfront for the Holidays?! Say less!

If you go under contract in the next few weeks, you could be unpacking in Avalon Shores or Cedarhurst before the Deale Parade of Lights (which locals never miss!!)

The home in this video is the kind I’d send someone who wants a waterfront home with close proximity to DC but far enough that you feel privacy and relaxation when you come out of the city.

Fall is a smart season to buy in Shady Side. If you wait for spring, you’ll be shopping at the same time as everyone else.

If you want to host this year in a home that’s yours, now is the time to start looking.

Our whole lives here and also 8 years of raising our family in Calvert County, and these are the things I’d say to someone doing it right now.

I thought I wanted to live in South Carolina where I grew as a person in College. What actually mattered was where would be the best place to settle down with my hubby and raise our family.

We chose Heritage Woods in Chesapeake Beach because of the tight knit community, the proximity to major cities, and the highly rated school district; I think about that decision every time I drive down 260 and see the Chesapeake Bay in the morning sunrise.

None of this is on a listing sheet. It’s the part of the work I think about most, because the house is a decision people live inside of for the next ten years in Heritage Woods, Richfield Station or anywhere in Calvert County.

Two years of searching. One offer that almost got away.

These buyers weren’t desperate to move, they were just waiting for the right property in Owings. Cleared acreage, good schools, room for their family. We toured homes on and off for years, nothing felt right until this one.

Then a competing offer showed up with an appraisal contingency, and we had 14 days to close or lose it. I worked closely with their lender to explore an appraisal waiver and we beat the clock with a clear to close 3 days early.

Now they’ve got acres of land, a home that fits their family, and paint swatches ready to go!
