WINTER IS COMING!! If you own, manage or maintain roofing assets; now is the time to service them!

1. Make sure all gutters, scuppers, downspouts and drains are clear.
2. Check your caulking & flashing
3. Make sure all TPO is water tight and patches are secure
4. Make sure all hose bibs are insulated
5. Check for inside damage and address

ECI now has a drone tech. We are finding that this new facet of our business is very helpful for data collection and report photos.

It seems that my project manager and drone tech are having a lot of fun with it as well.

The utilization of infrared thermal imaging equipment in conjunction with water testing provides irrefutable evidence on the cause and origin of moisture infiltration. The combination of field testing and infrared thermal imaging allows the path of moisture intrusion to be correlated with observed damages along with documentation. Depending on the type of water test performed, infrared will allow the testing party to determine the precise point of pe*******on and the faulty component allowing water infiltration to occur. Infrared thermal imaging also allows the testing party to observe the test in progress without disturbing the testing chamber. With further study and development of water testing, the utilization of infrared thermography should become integrated as part of the standard practice for water testing.

ECI was hired by the Architect and Property Management Company to perform Professional Services on the building known as Confluence Tower in Denver, Colorado.

ECI was commissioned to perform the following services:

ECI was hired to perform Professional Services for our client consisting of the following: Scope of Work Documents, Drawings, Pre Bid Meeting, Pre Construction Meeting, Construction Administration and Quality Assurance.

ECI has currently performed 2 site visits to observe the progress of repairs on the parking garage structure. Large cracks were observed in numerous locations requiring emergency repair procedures. All loose and defective masonry is to be removed and replaced, dissimilar materials will be sealed, upper floor scuppers will be repaired, upper floor perimeter joints will be sealed, miscellaneous coating will be applied and a clear silicone water repellent sealer will be applied to all masonry upon completion. Other repairs will be performed as the project progresses.

This project will last about 3 months.

Phase 1 (Roof and Wall Restoration Project) - Completed tile removal and reinstallation is completed. New lead flashing was installed at pe*******ons and rake wall details. Existing valleys were removed and replaced with new drainage mat and valley metal. Gutters were removed and replaced with larger gutters and downspouts. New removable gutter screens were installed to eliminate debris build up and drain back up.

Walls received a new High Performance Silicone Coating application and all dissimilar materials/joints received new joint backing and silicone sealant. All metal details were designed and modified by ECI to ensure water sheds away from chimneys and diverters past locations that are subject to water infiltration. New underlayment and elevated battens were installed to allow for proper drainage in the event water finds it's way under the tile.

Structural repairs were completed at miscellaneous balconies. Balconies with no structural damaged were repaired, new stucco was installed, flashings were replaced and new deck coating was applied.

Windows were wet sealed, damaged wood was replaced, metal railing was painted, soffits were repaired, elevators received waterproofing and garage walls were repaired to minimize leaks from the exterior ground level wall above.

New O'Hagin vents were installed to meet building code and existing ventilation system was removed. Existing flat roofs were replaced with new Fleece back TPO. Multiple leaks were present before the project started. Upon completion, no leaks have been reported under completed areas. The intention of Phase 1 was to help the Client, ECI and the contractor work through all the difficult learning curves with new details created by ECI. There is a lot of moving parts on this building so Phase 1 was a mock up on 10% of the entire building. Phase 2 will begin and repairs will replicate that of Phase 1 Scope of Work. ECI will continue to provide Construction Administration and Quality Assurance for our client to ensure the work completed complies with ECI's Construction Documents.

ECI is very pleased with the completed work on a building that is one of our more difficult Construction Documents that we have produced. Stay tuned for more updates.
