September can be a great time to make a move, but sellers need to be strategic about pricing. 🏡
One of the biggest mistakes I see is thinking:
“Let's price high. We can always lower it later.”
The problem?
Those first few weeks are valuable.
When buyers see a home that has been sitting on the market, they don't necessarily think, “Wow, what a great opportunity!”
They may start thinking:
“Why hasn't anyone bought it?”
And once that perception takes hold, you could find yourself making price reductions, negotiating harder, or accepting less than you originally hoped.
That's why I don't believe in choosing a list price based solely on what you want to make or what your neighbor's house sold for.
Your pricing strategy should be based on what the current market can support.
