Here are descriptions of the lease-to-own programs.
A lease-to-own program, is a program in which you lease a home for a certain amount of time, with the option to buy it at a later date. Some programs allow you to even choose a new construction home. Look over the below options and let’s discuss the best option for you.
(Option #1)
•550 minimum FICO credit score (can use a co-applicant's credit score)
•$5,000 minimum monthly income (can use or combine a co-applicant's income)
•Need to provide 3 months of verifiable employment
•$550,000 maximum sale price
•Up-front cash needed is 1% -2% of the sale price determined by the credit score
•This up-front money would be applied toward the down payment when the applicant closes.
•The rent would be more than the below two options because 25% of the rent is a credit back at closing
(Option #2)
•580 minimum credit score (can use a co-applicant's credit score)
•5,000 minimum monthly income (can use or combine a co-applicant 's income)
•Must be employed. If self-employed will need two years of tax returns.
•$550,000 maximum sale price
•Up-front cash needed is only two months’ rent (refundable if lease terms are met)
•The Rent would be less than other two options because no rent is credited back to applicant at closing
(Option #3)
•500 minimum F**A credit score (can use a co-applicant's score
•$4,000 minimum monthly income (can use or combine a co applicant's income)
•Must have minimum of 12 months on time rental history. If self-employed will need two years tax returns
•$410,000 Maximum Sale price (or FHA limit
•Up-front cash depends on home price (3% down plus 1% non-refundable on-boarding fee)
•Some of the 3% down would be applied to you purchase price at closing
•Example: Up-front money needed and the amount credited back to applicant at closing
•*Rent would be more than option 2 because 10% of rent is credited back to applicant at closing
