It's Market Monday, Dubuque. Here's October so far.

BUYERS, pay attention. 876 homes are active right now and they're taking about 48 days to move. That means you get to breathe, compare, and negotiate like a normal human again. No bidding-war panic required.

SELLERS, your equity is holding. The median sale price is $250,000, up 2% over last October, and well-priced homes are still closing at 97% of list. The catch is those two words. Priced right. This market rewards the ones who listen to the numbers.

AGENTS, your one action item. 89 pendings against 141 new listings this month. Buyers are still writing. Call your fence-sitters and your expireds this week. That's where your next sale is hiding.
